Looking to sell a house that I own in Jonesboro, Arkansas located at:

3014 Parkwood
Jonesboro, Arkansas 72401

The locations is absolutely beautiful and the home next door recently rezoned commercial.  The back street has a stop light on either end and this area I would imagine will be a future parking lot or business office.  This area of town has experienced some fairly remarkable growth in the past 5 years.

Whats the cap rate?  Is the property currently vacant, are you going to have it pre-inspected and post the report here? 

I will keep it in mind for potential buyers.  Real interested in this closing for BTC if you have a payoff on a mortgage also.

Not sure what you mean.

Is the property currently vacant, are you going to have it pre-inspected and post the report here?  

There is a tenant currently.  I'm not sure what the Realtor plans on doing.  

I will keep it in mind for potential buyers.  Real interested in this closing for BTC if you have a payoff on a mortgage also.

It's a great location in Jonesboro.  Right down the street from the Rolex store, one house away from Five Guys and a number of other food places.  Fire station is located at the end of the road.

The cap rate would be figured using rental management figures.  Basically accounting for the the net income / investment for percentage return on the property.

Without some BTC addendum or contract stipulation to the standard available Realtor contract forms package, your broker and escrow/title companies are not going to approve the HUD-1 with Bitcoin in a line to payoff that mortgage.  In the chance BTC is used, and worked into the contracts for close, I would be very interested in seeing the HUD-1 and contracts myself pre or post closing.

Hopefully this property will be a parking lot soon.

The trick is to earn in SF and then ship it back to the poor states.  You can buy houses and such in Arkansas for next to nothing.  Sorta like the Mexicans, but within our own county.

That's fantastic!  I'm up north in CT, and you cannot get anything of quality for $82K--and we have the winters and Tristate-area asshole drivers to deal with.  Good luck with your sale, it's a smart investment.
