We believe our property platform will revolutionise the entire property industry and it will provide choice to individuals with how they wish to transact property. The UK HM Land Registry have released a business strategy document under the name 'digital street' outlining their plan to have land registry in the UK moved to blockchain by 2022. Their mission is “To become the world’s leading land registry for speed, simplicity and an open approach to data”. Once completed, we will look to implement our blockchain platform with the government blockchain to complete the land registry.

No, purple bricks is an estate agent and they charge £895 upfront in the UK and charge an additional £300 if you want them to do your viewings for you. When you pay agents up front then what is their incentive to sell your property? they've already been paid so there is no incentive.

Also in Australia, purple bricks charge $7,000 for the same service... there aren't any additional costs to them in Australia, they just charge more because the commission rate over there is higher. We charge a fixed fee of £500 worth of ANN tokens which is only charged if your property successfully sells.

Our application to get listed on Binance is under review but not guaranteed. Binance have permitted us to display this on our website and provided us with a logo/icon to do so. It's shown on our homepage: https://tokensale.agentnotneeded.com but once again to be clear, we are in no way guaranteed to be listed or saying we will be listed, we are only permitted to say that our application is under review so it could still be rejected.

We have applied for multiple exchanges but none confirmed as of yet.

We are permitted to mention that our Binance application is under review, as you already noticed. The other exchange we are currently in negotiations with is Huobi's new decentralised exchange (Hadax) in which we are negotiating being listed as a community coin but are then required to get votes to be listed.

I want to make clear we are not saying we are going to be listed on these exchanges nor am I saying this is guaranteed. Only that we are in the process.

For sure! Our product solves a real world problem. Currently property transactions take 1-3 months to complete on average in the UK (according to national statistics) but I have never spoken to anyone who has told me the process took them less than 6 months. The other factor is that estate agents charge 1-3% in commission for selling your property (in the UK) or want a payment upfront but then they don't care if you property sells then as they've already been paid.

The fact that you cant get onto big property platforms such as RightMove  unless your an estate agents means that individuals have no choice, they have to use estate agents. This has meant estate agents can provide a poor service and charge high fees because they know the individuals has no choice.

But that's where we step in. With a property platform build for individuals not agents. We provide all the marketing and unlike RightMove, we also provide all the tools and the marketplace for individuals to sell their own property directly online. RightMove was founded by estate agents for estate agents so it would never add features that bypasses agents.

Commissions that estate agent/real estate agents charge vary country to country and can be up to 10% in America! How rediculous is that... paying an agent 10% of the property you worked hard to earn only for 10% of its sale value to be taken from an agent that just puts you on RightMove and makes the process slow and stressful by providing a poor service. Sure, ask away :) - The max supply is 450,000,000 ANN tokens (Pre-mined and no more can or will ever be created).

We will see how well the token sale goes and then we will be making an official decision, as we need to ensure there are enough in supply for our platform release in every country as there will only be one ANN token that is used on all country versions of the platform. Also we need to see how much we raise as even though we are going ahead with the business anyway as our platform is already built, to further develop our platform onto blockchain and carry out our marketing campaigns, we are going to require a certain amount of money to do so comfortably.

The other fact to bare in mind is that when a token is spent on our platform, it will be sent to a smart contract account that is locked until it accumulates 90% of the total supply before allowing us access to then re-distribute tokens via another token sale. This means that the total supply in circulation over time will decrease.

I have been following ANN for past 1 month. I have one question in mind.
I just wanted to know that how thus blockchain helps in real estate as I know there are some platform in India which also provide the details of the property owner without any brokerage charge. So, how ANN is different from those?

Blockchain technology can make property transactions more secure as deeds and property information can be stored on the blockchain and cannot be tampered with. This is why the land registry in the UK is moving to blockchain along with other countries  that are currently testing blockchain for land registry such as Sweden, Ukraine and Dubai. The Republic of Georgia have already moved their land registry to blockchain. Blockchain can track the ownership of a property/land and cannot be tampered with so it can eliminate mortgage and property fraud which is a big issue in the property industry.

Also, by using blockchain such as Ethereum which has smart contract integration, it means smart contracts can be used to complete tasks such as legal checks. As deeds and funds are available digitally (or will be), both can be frozen in escrow once a deal is agreed. This will stop deals falling through especially in the property chain so that is another real world property industry issue that can be solved.

So I live in the UK and as a renter I know exactly how difficult it is to get decent rental properties. The estate and lettings agents charge an absolute fortune for everything from checks to drawing up contracts.

The community is growing and the support and developers are very active and helpful in their social channels. I see this as being such an important technology in the future.

Exactly, and we are launching our rental solution in Q3 of this year and instead of having to pay multiple times for credit checks with each agency, you just pay for one credit check and that's usable for any house on our platform. We are working on a solution to either remove the upfront deposits and bonds needed when renting a property whilst still achieving the point of paying those in the first place, which is providing security to the landlord. We will introduce a tenant and landlord rating system which will also be on blockchain so it cannot be tampered with, which will score both tenants and landlords on how trustworthy, reliable, etc they are.

We don't charge a percentage, instead we charge a fixed fee (listing fee) and we only charge it if a property successfully sells.

We released it before launching our main token sale. Our company philosophy is to provide value first, hype second. The current platform version released is version 1.0 which currently has demo properties for users to test all the features that are fully working such as sending messages, booking viewing and making offers. Version 1.1 is going to be released over the next week which will have real properties.

it is said from your whitepaper that you will give traffic to each listing using social media..
How are you going to handle such multiple listing in facebook and in your platform?
Im curious.

Our marketing team will created targeted ads for new property listings on our platform.

At first we don't expect to have a huge amount of listings at one time so the process will be manual to begin with. Following on from that, our marketing strategy on social media is very specific and we will be building customised software to create the ads for us automatically or some social media such as facebook already have an api to assist with this which we will utilise. If there is a huge surge in property listings per day then the manual process won't be ideal for speed so we will look to build in a feature that creates an ad based on the information that a seller has provided for their property as they create their listing.

Let's look at this from a worst case scenario (which is actually the best case for the company), if we manage to get the combined number of listings yearly as the top estate agents have in the UK between March 1st 2016 -2017 (Page 9 in our whitepaper), that's 68,384 property listings.

Monthly that's roughly 5,699 property listings which is approximately 190 listings a day. If we divide that by a normal 8 hour working day, that's about 24 ads we would need to create per hour. That said, unlike estate agents, we aren't restricted to 8 hour working days, so even if this was a manual task, it would be possible for one person to create the ads manually let alone a team.

What coin in particular? There are thousands lol.

Well, to break it down a little, ANN tokens are built on the Ethereum blockchain so it uses the Ethereum network (ERC20). They're utility tokens meaning they are for use on our platform. Their purpose is to use the platform and the platform functions using ANN tokens.

You can use ANN tokens to:

- Pay the listing fees (only when a property successfully sells)
- Purchase additional features such as EPC ratings, floorplans, photographs, etc
- Advertise a business on our platform
- Bid on leads through our lead auction system
- Sell to other users who need them through our Internal Marketplace.

Someone would buy tokens if they plan to use our platform to sell property as they would be buying them at a much cheaper rate during our token sale which is live and each token is currently £0.025 each.

Businesses would want to purchase tokens early, again so that they get them at a cheaper rate for advertising on our platform at a later date.

Large corporate companies such as mortgage brokers, insurance companies etc would purchase them early so that they can get leads through our lead auction service at a much cheaper rate also.

Once we start charging on our platform after the main token sale ends on 31st March 2018, we will be setting the price per token on our platform at £0.25 each.

I ve read the whitepaper. First of all: very (!) promising whitepaper and a very good team composition!
One question came to my mind ... By using the TLSC, doesnt that mean, that the price of the ANN token will exponentially grow? The more the tokens are used the less are available on the free market?

Agent Not needed...Its a good concept, but will it work in all the countries?

We expect that 80% of our software will work for all countries though we will have to alter 20% of our software and platform to work for each country. That is due to the fact that each country have their own unique legal requirements and process which we will have to factor into our platform.

Correct, the amount of ANN tokens in public circulation decreases over time. Though we are not legally allowed to speculate on price, we can say that demand for our platform coupled with a decreasing public availability of ANN tokens will mean an increase in demand for ANN tokens.

2) A picture of the architectural design.
3) it would be nice to see the change in price over the last few years if someone is selling an old house.
4) A brief details of the constructor, previous remarkable work.
5) If possible bidding of house.
6) A brief details of the neighbourhood.
7) Details of the amenities and securities.

Project, team, whitepaper wonderful.Apart from buying and renting houses, will there be other real estate ads?For example, buying and selling cars! Or land.Because in some countries there are intermediaries for buying and selling cars.

Wow, I read the whitepaper and it is so crisp and complete with the required information.
I went to ANN's platform and everything looks cool. The UI is simple yet quite friendly which is a definitely a plus point for users.

Things what I am curious to know or expect ANN team to implement -
(i) What is the fee/ charge for listing the property? I could not find that detail anywhere on the site. If it is listed, people would get more clarity.
(ii) I am also trying to understand how the genuinity of the listings be verified? Just to make sure the site does not get SPAM listings. If verification happens, what would be the mode? ways?
(iii) I also prefer NIGHT MODE for the platform site to help the users who are using the platform in night. This makes ANN concerned about their users.

Last but not least, I loved the Street map. quite good implementation according to me.

2) Each property listing will have a floor plan and also pictures of the property itself.
3) We have this one planned. Once land registry is digitised, we will be able to pull the data of previous sales to show all previous transactions for that property so you can see what price is sold for in the past etc.

(i) We haven't officially announced this as we are still deciding the best rate to charge though we are thinking that the listing fee will be £500 equivalent in ANN token which is charged only after a property has successfully sold.
(ii) When a property listing is created, the seller will be required to upload verification documents and also be required to go on video with out team to show the property and validate that the property actually exists. Once land registry moves to blockchain, this process will be easier as each property owner will have access to their digital deeds which can prove that they legitimately own the property.
(iii) Night mode sounds like a good feature, we will look to implement this at a later date.

We are implementing a street map which will have pins for each property listing on the map.

The platform will resolve a lot of issues of selling a property and property rental. It reduced costs, allows individuals to pay only for what they need, allows direct communication between buyer and seller, allow process tracking and so on. With regard to investors, the revenue model is clear and utility token is the only way to pay inside platform, which should positively affect its price.

What i like most in ANN??

Although I like team the most, I also like the fact that we can directly talk with the owner or customer which brings transparency in the system.

Oh yes, definitely !! I am seriously in love with this project. it is no doubt simple but i like the professionalism with which it is getting implemented. Quite impressive. Ultimately, it is a solving a big problem in most of the places for most of the people. Providing/ assisting shelter is a noble thing to do.

The ability to not only buy houses or condominiums but also sites. Here in Austria its common to buy the site first and then build a house a few years later. so having the possibility to get supported by finding the best site for you (e.g. via AI) would be great!

I would like to have a search where I can pin a position on a map and find flats/houses in a certain radius.
Moreover things like schools, kindergarten, doctors, restaurants,... are viewed on demand to see which infrastructure is available for that flat/house.
Moreover you can search e.g. for "subway" and get as a result the next subway station

What a GREAT idea of creating such a smart platform! This can solve many issues with the current properties exchange and rental.

I want to add few more points.

8 ) There should be a form to fillup if I want a customize house. And this form should be available to the contractor so that they contact with customer and build a desired house according to the customer.

9) You can also provide details of some architecture. To see the comtact details of the architecture, the customer need to use ANN tokens.

10) If someone upload a house for sell or rent, then approve the post (or advertise) only after reviewing the house whether it is fake or genuine. Then only people will have trust on ANN.

These are the only points I want to see in ANN platform.

You have very powerful presentation on website where problems and solution were explained with possibly available information for every person to get the message without need of help that actually what is being built and delivered. You don't have soft cap that makes investors relax because development will be carried on anyway with any amount raised.
