It would be whatever we would determine in the contract, however the 'normal' procedure is to attach acceleration clauses and interest clauses. Fees can be negotiated between buyer/seller, my hope is that the total fees wouldn't exceed more than 1% of the transaction. My family runs a hedge fund that specializes in alternative lending. Specifically private lending back by deeds of trust. It sounds like you're looking to borrow the 100k. Your terms would have to be altered. We typically do Maximum LTV of about 65% give or take and the interest rate would be higher by a few percent. But this is something we would definately look at.
