Title: seeking loan (45,000usd in btc) fully secured against real estate
Post by: Viceroy on December 19, 2013, 06:19:31 AM
I am seeking a loan secured against an 80 acre parcel of ground in Pueblo Colorado.  Purchase price is 125,000 USD.  Seeking primary, first lien holder, lender.  Position fully secured against real estate.

requesting first position $45,000 (in btc)

Price per acre is $1500usd and is exactly in line with other land in county.

Property includes a well pumping 15 gallons per minute and 1 share of ditch water (approx 320,000 gallons of water per year).

Property is irrigated and to be used to produce exotic vegetables and herbs for local markets.

Positive cash flow on property as a single tenant is covering all monthly expenses.

Seeking "hard money" lender.

This is not an offer to sell a security of any kind.

Comparable properties can be found by searching for land within Pueblo County:

Banks do not lend money for land, they only lend against structures like houses and warehouses.

Well there are no known banks who lend on raw acreage in Pueblo, CO.  Happy to talk to one but I'm certain your "sister" was not buying a cattle ranch along the Arkansas Valley.

I don't think that is correct. Banks do lend money for land.

And 80 acres in Pueblo is worth more than $100,000. So should not be a problem in getting a USD loan.  ;D

No need for quotes - she is my actual sister.   ;)

80 acres of land in Pueblo is not likely worth 100,000 USD.  if it has access to ditch water or an irrigation well it might be but raw ground in pueblo is often worth less than 500 USD per acre.

There are no known banks who will lend money (or bitcoin) for this open buildingless ground.

In the fist post you said that the plot was having a well and most of it was irrigated.

There is a ditch that runs from the river onto the property and rights for about 36 acre-feet of water.  There is also a domestic/stock well on the property which currently puts out about 15 gallons per minute.

I'm sorry do you see that I contradicted myself somewhere?

We have an offer from a loan provider.  Before we accept is there anyone else interested (a lower interest rate is preferred)?
