Title: [CLOSED] [WTB] House in Indiana (2+ acres, 2BR, 1Bath, secluded area, <$25k)

Alternately, a lot with all the fixins for a dwelling would be acceptable. The house's condition is largely unimportant, but it must be habitable. The house price I've given is the amount of funds I can immediately transfer. $29k additional can be paid within a year, and $55k or so will eventually come from a house sale -- so the best I could do is $25k down, with and extra $4k paid monthly -- an additional $50k or so could be paid, but when that money comes to us is a crapshoot.

Now would also consider SW (or more toward the center) MI. Every house we look at is either in need of $25k+ immediate work just to be habitable, and/or is purchased by the time the realtor responds, and it's been like that with three realtors, now. Going to try looking at another house within a couple days. Will update if no longer looking.

;D $5-15k if you look in more urban areas isn't unheard of. MI land/houses are particularly cheap if you're not in a particularly prestigious area. Aunt/Uncle selling a house in good shape in a tiny city for $32k, but not private. Typically, houses under $30k with a bit of land have some problems where you need to have a new well dug, or replace the furnace to get a occupancy permit - or in the "buyer really ought to be paid to take the house" category, you'll have something like extreme water damage. It's odd I can't find houses with severe "surface damage" (carpeting & subflooring needs to be replaced, deck's falling apart, drywall needs to be replaced), but only those needing tons of money dumped in to get a permit from the gov't.


May've found something interesting. Clean 1.3k SF house on 3ac for $24.5k. Needs new well & septic, so "real" cost is about $40k.

Wife's set on it. Low property taxes, liberal gun laws (well, liberal in the non-political sense), no no-knock raids. I don't really give a damn, personally, so long as it's cheap & secluded. I don't intend to warrant a no-knock raid or apply for a concealed-carry permit, and property taxes are a difference of maybe $200/yr at this price range (MI vs. IN), so....


- And with that said: Wife refuses to live in MI again. She changes her mind every few days, so if you have something to offer, PM me and I'll show it to her within a week after her mind's changed again. If IN, she'd definitely live there.

Median US annual income is ~$35k after taxes, so very little. It's more standard for Americans to take out a home loan amounting to roughly 3x their annual take-home pay, or ~$105k for a single person, ~$210k for a couple (assuming both are working "typical" jobs).

I'm in Australia and our current house was $850,000.   Not a particularly big or posh house either.

I shouldn't complain I guess as there's a reason houses cost nothing in the US at the moment, and it'd suck if that happened here, but still.

Kluge, We could help you find a really nice house near the beach here in Thailand in your price range. Thailand is over all pretty libertarian (assuming you overlook the lack of free speech about politicians). its a pretty nice place to live:)

MNW knowing where I live and one day knocking on the door in horse-face, or probably being able to work out flexible payment terms with home owner in a pretty good location experiencing great long-term growth. ... That's a tough one. (IM me if they might be willing to let go of the houses for <$75k over two years, though -- I'm interested)

We've lowered our standards a fair bit. Just needs a fenced-in back yard. Can be in a semi-urban area, so long as there aren't a bunch of tenements nearby. Southern MI is still off-limits.

ETA: Said in jest. I hear Detroit's actually starting to show signs of significant rejuvenation, now. ... Still don't want to live there, or in any urban area.

I Listen to Detroit radio every morning.... I won't go there.. I used to go to the Auto Show at Kobo Hall once per year but once they started requiring passports to cross the bridge I stopped going.

I wish I had some money to put into a Detroit subdivision or two.  Would be an awesome investment IMO, since you can buy some of the houses for < $5k.

Interesting how cheap housing is in those central states though.  Heck, cheaper than a car in a lot of instances!  Weird...

Around here, the only thing that $25k will buy you is a trailer-trash mobile home on rented property.  The cheapest piece of land (with nothing on it) would start around $40k!

Yeah, sorry for never replying. We've been looking at foreclosures since the beginning - even short sales.

I broke down and sent a contact request to my CU. Credit score's pretty decent (even with maxing out 0% APY credit cards), I have a fair sum with them, and have been a customer for years, so maybe I can lure them into giving me a now-elusive no-doc loan.

CU, unsurprisingly, denied request for a no-doc. Still a bit disappointed.

Next method of attack is to try routing around realtors and their bureaucratic methods to contact sellers directly for informal owner financing. Use gov't records to find owner, search for owner contact info on Internet, see if they'd be willing to do such a thing, then go from there.

Another offer was made on our house in Erie, but it doesn't appear serious (has a bunch of contingencies, very low deposit, and very low offer) and the guy seems insane (insisted he's talked with us, which he hasn't, and scribbled out some stuff he marked on the offer).

ETA: Looks like I may've found a winner in Upland. Cheap, foreclosed duplex in a college town. Couldn't really ask for anything better. Scheduled to see it mid-Thursday.

He made a revised, much more fair offer, this morning, even though we didn't formally reply to his last one, yet.

Mike - if you're on here, I can't tell you where we hid all the pre-82 pennies without knowing who you are.  :P


(taking down offer for now -- coincidentally found a fantastic place about 10 minutes away yesterday which I'd have to bother family for a loan to grab["Not taking our granddaughter 3 hours away subsidy"], which I may not even need, now.)
