561  Economy / Economics / Re: The precondition for knowing when the Federal Reserve stops raising rates on: July 10, 2023, 07:22:36 PM
Inflation although not completely under control has become substantially controllable but a clear pause signal has yet to be seen for interest rate hikes. I don't think that interest rate hikes will be stopped for a few more months especially since there is an expectation of an increase in interest rates until the end of the year.

If we need to comment on unemployment, when we check today's data we see that there is no environment that can cause a crisis in the unemployment rate. In addition, if we examine the non-farm employment data which is announced regularly every month, we see that the unemployment meets expectations.

563  Economy / Economics / Re: Landed properties is the best investment on: July 10, 2023, 01:41:14 PM
Half of the rich people keep continue to swim in fame and wealth because of their occupied landed properties. If you own a land, housing estate you can be sure living great but this wealth are mostly control by political leaders and BD individuals......if you're blessed enough begins to occupy property's that can sure your next generation... In my country Nigeria if you don't have any of this properties forget yourself, you will end up making life mortgage and tenancy. Land never depreciates it keeps buying higher that's why I considered it the best investment. What do you think?
I mean you have a point when you say that land never depreciates but at the moment we're at the cusp of a total economic collapse, and real estate's in the chopping block. The housing bubble is about to burst and has already burst in some countries like China, where developers who have defaulted on their loans are getting their properties repossessed by the banks and the government. While I don't think this should stop people from still going after real estate cause at the end of the day, economic collapse or not there will be demand for houses and properties, this should help investors realize the importance of diversifying your assets and not putting all your money in a single investment venture.

Certainly, I agree that we are on the verge of an economic crisis and that the housing market is inflated like a bubble but to comment on the land, I also think that the probability of a downward trend is extremely low even though the prices are ballooning. In addition, it is necessary to consider that all factors should be evaluated when making a comparison of buying a house or renting a house. In particular, if we need to compare these two options without much detail I still support my thoughts that renting a house is an unnecessary expense that only meets the need for shelter. The option to buy a house on the other hand, may be a logical option in today's conditions if the entire amount is not paid at once. Although this bubble will burst or deflate over time the option to buy a house is a more logical option compared to the option to rent a house. However, to reiterate I would like to remind you that these thoughts are only valid in case of purchasing a house in installments. In case of an economic crisis, there will not be much difference between paying house rent and paying mortgage installments.
564  Economy / Gambling discussion / Re: Why do 90% of Bettors Lose in Sports Betting in the Long-term? on: July 07, 2023, 11:29:25 AM
In order to answer this question I think it should be interpreted from two different perspectives. From the first perspective, it is because in gambling always the casino or sports betting provider wins, not the gambler. This is an order in which the balance is ensured by match-fixing or similar methods and it is not something that can be to the advantage of a gambler. The second perspective arises from the insatiability of gamblers. Gambling always stimulates the desire of gamblers to win more or to win large sums while gambling. This causes the gambler to play more and thus lose more. As the gambler loses, the casino or sports betting provider wins and thus the success rate of the players is much lower than the casino or sports betting provider.

Tl bazlı kalan hiçbirşey doğru yatırım değil. Halka arzlardan biri geçen gördüm 2.5x yaptı diyorlardı kardeşim 2.5 tl bazlı yaptı girdiğinde dolar 20 idi şimdi 26 şimdi o artık 2.5 değil Cheesy

Malesef tl'yi bırak dolarda durmak bile zarar ettirdi.

567  Economy / Gambling discussion / Re: Minimum Age to gamble on: July 02, 2023, 12:44:02 PM
I came across an article How Old Do You Have to Be to Gamble in USA?. In this article, i saw that the minimum age to gamble is between 18 to 21 years. I wonder if the online casino do follow this minimum age for gambling.

Yes, the gambling sites have our age data through the KYC documents. Do they ever restrict anyone who is underage to not to gamble?
Also, if we find any site allowing minors to gamble, can legal action be taken against them?

While the minimum age required for gambling varies from country to country or state to state, I know that all countries have a minimum age of 18. Especially considering the physical casinos, I think that they are sensitive about this minimum age restriction because they are constantly monitored by the police or related institutions with unannounced visits. However, I think that this situation is not followed so strictly for online casino services. In addition, considering that the KYC process of online services is not perfect I think that users who fall under this age limit with various methods may violate the age rule by showing themselves bigger.
Any casino business that provides gambling services without complying with the age rule or without any age rule will definitely go through the legal process because this age limit is determined as a result of the decisions taken by the states. No age limit is set at the discretion of any casino management.

570  Economy / Economics / Re: less risk or big profit? on: July 01, 2023, 08:58:07 AM
In some conversations that I have had with some rich people who are old, they most times always say that they invested in real estate and that was how they made some fortune. Young people understand that investing is key and paramount to securing a better future like these Old rich men did then, But the question now is what exactly to invest in for young people. Is it wise to follow in the steps of the old rich men who had investments in Real Estate, or do they completely now invest in cryptocurrency? The answer is sometimes traced to the one that offers the lowest risk and loss of capital.

The less riskier from Real Estate and cryptocurrency is Real Estate, but less risk,, less reward. The risk that come with the higher volatility of cryptocurrency makes the profit that can be gotten bigger. Will you go for less risk, or big profit?

Considering today's conditions I think that the prices for real estate investments have increased considerably and reached a level that can be classified as a bubble but we also witness that real estate prices are appreciated without slowing down in today's conditions. Especially in today's living conditions many young people do not have a budget to invest in real estate and we see that young people with this budget mostly focus on different investment options. The reason for this is that the return on the real estate investment is low and there is not much return compared to the budget used for the investment.

Commenting for myself, I think that it is better to invest in cryptocurrencies because of the high volatility and the potential for more earnings and this is how I evaluate my savings. The main reason for this is both the higher potential earnings rates and the fact that I do not have the budget to invest in real estate.

However, it should not be forgotten that investing and gaining from investment is directly proportional to risk and individuals who do not want to take much risk follow the lower risk lower earnings mentality. In other words, the risk threshold of the person has a very important share in choosing the products to be invested in.

576  Economy / Economics / Re: Should I Use Emergency funds or Sell my Assets ? on: June 28, 2023, 02:14:11 PM
I am torn between using my emergency funds or selling some of my assets to cushion the effect of this economic situation. What do you suggest I do?

It will be difficult to give this answer without knowing the maturity period of your investment portfolio and how your savings are stored. To give an idea about this question in general I would like to state the following;

If your investments are made with a long-term plan in mind and are in a rapid appreciation process against the currency of your own country you should definitely not use your investments at this condition. An investment is  made with money that is not needed and that the maturity period must be adhered to. For this reason, it would be the best option to use your investments for your own expenses as a last resort.

As for your savings, especially if you have saved in fiat money I will definitely recommend you to use them in difficult situations. While you already have a savings that you can use as fiat money it would definitely not be right to meet your money needs by interfering with your investments. In addition, after the use of the capital you have saved in fiat money it will be much easier to add the amount that has been used back to your savings as fiat money.
577  Economy / Economics / Re: Has everyone become too pesimistic about the economy? on: June 28, 2023, 10:15:20 AM
Although I have an optimistic personality, I have started to have very pessimistic thoughts about the global economy especially in the last 1.5 years. These pessimistic thoughts imprison my mind as I see that the country's economies cannot develop due to extremely difficult conditions as well as the ever-increasing living costs, house rents and personal expenses. I constantly think that we may face an economic crisis worse than the 2008 crisis especially due to the inflation problem we have been encountering recently, the impoverishment of the households and the fact that the central banks are constantly printing money.

In general the economic measures taken are only to save the day and if we need to think about the negative impact on the economy in the long-term process, unfortunately, there is no other time left to be pessimistic about the world economy.
578  Local / Ekonomi / Re: Banknot Problemi on: June 28, 2023, 07:17:19 AM

Smiley

580  Economy / Economics / Re: Rent or buy real estate - let's have a debate on: June 27, 2023, 03:38:29 PM
I have been debating about it with couple of my colleagues whether stay on rent or buy a property.

Let's assume, you are well capable enough to buy a new property through bank loan. Your income supports the mortgage payment so banks are willing to lend you money.

What will be the best route to take? Buy the property or stay in a rented place?

The usual appreciation rate of your property value is around 10% owing to the development work that are ongoing. For rented property, your rent increases by 15% every year.

What's the better option for you and why?

If my monthly income or financial situation is sufficient to cover the prepayment and bank loan installments my preference will be to buy the property directly. This option will not only help to avoid rent expenses that we can consider as unnecessary expenses every month but will also contribute to our ownership of property after the debt is completed. Also, considering that the property will increase in value until the debt process is completed, I will have made an indirect investment. On the other hand, after purchasing the property under certain conditions there will be no change in the amount of installments to be paid or the increase in the amount of installments will be very low. Unfortunately, when it comes to renting a property this amount will increase each year and will continue to increase as a percentage each year if the earnings or salary are stable.
In summary, considering the mentioned conditions I think that the option of buying a property is more logical and attractive than the option of renting a property.
