I need more photos of the house if its still available and is it possible we can make some sort of arrangements to come view the house before any agreement can be made, finally i am not sending a cent until i have seen the house with a lawyer and you..

I can refer you to the sales people there so the can arrange (possibly free) accommodation if you seriously considering a purchase. I wouldn't mind you staying in the house before buying it... (it's probably $400 per night right now).

If you'll call them they will tell you about all of the other things they sell (which you may consider), and will tell you that there is a current bid on the house that I'm checking.

All transactions there are done with top legal firms. They take the land registry very seriously!

If you're a serious buyer, PM me and we can find a way to give you all the info, contacts etc.

You need to be careful with investment like this, because country like Nicaragua can change the law in just few years, and you can loose everything...
This is absolutely true.

However, this is true for any country. Real Estate owners were a bit hesitant before the new Coastal law was passed, but when it was accepted it was extremely fair - allowing owners of current property to remain owners etc.
On the other hand you have the US who has passed some of the craziest laws like FATCA and other Tax laws in the past 10 years, which really makes you wonder about what is safe. Nicaragua have an orderly land registry going back the the 19 century, unlike some eastern European countries, for example.

So, yeah, do your homework before you decide where to place your wealth...

Prices in Nicaragua are starting heat up. If you have any idea what happened in Costa-Rica in the past 15 years, and why, you'll see that the Nicaraguan government is taking the same steps to open their country for investments, with much better and longer experience of land rights laws.

Many think Nicaragua is a very good investment, and it's already high on luxury vacations list:

I'm selling my ocean-front 3BR villa at a beach resort in Nicaragua. It's currently listed at $585K. But I will sell it for
less for BTC.

Yeap, reduce transaction costs, speed etc.
I'm also still thinking that for anonymity / tax reasons someone who holds bitcoins would be willing to pay a premium on the price. I'm not sure though.

Because with lawyers, the money is usually wired to the lawyer's escrow first, and I doubt that the Nicaraguan lawyer would do a bitcoin escrow...

I wouldn't mind not using an escrow, but I assume someone paying 700BTC would want it. Does bitpay somehow escrows the coins?

Hi,

Being a newbie (here) I'll just post my Q here for now.
I have a property I'm currently putting in the market for just above $500,000. (official ask is $525K). It's a beautiful beachfront house in Nicaragua, inside a well established community, right by some of the most amazing surfing beaches in the world. The house is renting throughout the year, and Nicaraguan laws making international investment and ownership very easy. (Think Costa Rica about 15 years ago)

I'm thinking about offering it for bitcoins. My questions:
1) I'll obviously be willing to use an Escrow service, and willing to pay commision. I fully own the deed to the house and can  wait until the deed is transferred. Are there any bitcoin Escrows that are specializing in Real Estate?
2) I would like to convert most of the coins back to fiat. Considering the amount and volatility, what's the best way to do it quickly? I don't want to stay "long naked" bitcoin for days.
3) As alternative to #2: What's the best way to hedge a bitcoin? Are there any reliable tradable futures / options?
4) Can I reasonably expect/ask for a higher $ value because of the risk? Or simply because I'm aiding someone transferring his bitcoin wealth to Real Estate wealth?
5) Any other things I should be aware of?
