Besides crypto. i think a good proportion of an Index fund, a stable REITs ETF that pays monthly dividends, along with the contributions of your retirement fund. is a well balance and conservative way to invest. cryptocurrencies like BTC's previous volatility gave enough stress and/or joy to the masses to compensate for the rest of your investment.
Not all REITs are the same and many that had rental contracts with big merchants like target, sears, etc. have been in trouble. other REITs that have more investment in residential market seems to gain depending on the regions, demand and cost of living.
