This is a legitimate deal and thank you to everyone who responded.  I have encouraged the buyer to wire funds or place funds in escrow, but he has his own idea of how this should work.  I agree it may not be safe for either, but he has several deals that he lost a great deal of money and is trying to circumvent that from happening again.
