I thought the Joe Rogan podcast was more interesting than the documentary.
I haven't watched the documentary, but I wouldn't be surprised.

2. Not that I would even consider it, but there's no real purpose. If the government was holding anything there, it's gone now due to the publicity Area 51 has garnered over the years.
Except, according to Bob himself, he doesn't have a "business" model. He hasn't profited off the story, and any money generated has been sent to charities.

If what he says is true and he makes zero from his claims (which I doubt) then I would say he's probably just a fantasist rather than a fraudster. Some fantasists are just mentally ill, whilst others are just insecure about their lack of achievements, but others will also make claims to try enrich themselves. Regardless of the reasoning fantasists often make claims because they just want to be a part of something or go down in history as important in some capacity. You get it quite a lot with people claiming to have been in the army especially claiming to have fought in certain wars (which is called stolen valor) or people claiming to have degrees/doctorates or qualifications they never had or earned. As people say, extraordinary claims require extraordinary evidence and that's where I lie with Bob. If this guy was privy to so much of this information then surely we would have more than just his word. If he had access to all this stuff then I'm sure he could have just as easily taken a few pictures or taken some sort of physical proof but that obviously becomes impossible if he never had access to these things in the first place.
I believe him because he simply didn't had any "changes" or "modification" with regards to how he tel his story for 3 decades straight.
He has. He even addresses this in the documentary.
He did, apparently, take videos which are available online while outside of the base (before the land grab). But I highly doubt anyone in a highly-classified military base would be allowed to bring in a camera.
I don't doubt the potential he was just young, looking for attention, and maybe now he's become tired of the spotlight.
But that still doesn't explain certain pieces of information he brought up in the 80s, that was proven 20-30 years later.
