I did not see a current thread on sports and decided to make this one. Feel free share the sports that you watch, play, and the team or players that you favorite.

MLB: Game 6 of the World Series is this evening. If Cleveland wins, they will be the second North American city ever to win two major sports championships in one season. The other city is Los Angeles with the Dodgers and Lakers in 1988 and again in 2002.

NFL: The NFL is reaching the mid-season point, and one of the more surprising NFC teams has been the Dallas Cowboys. It looks like the Cowboys, Seahawks, and Vikings have the best chances of making the Super Bowl on the NFC side. New England, Oakland, and Pittsburgh are at the top of the AFC. It will be interesting to see what happens during this upcoming trade deadline.

NBA: The NBA just started and the usual top tier teams are performing as expected. Kawhi Leonard is playing awesome this first week, as is Lebron James. Oh...and it looks like there should be an announcement for Space Jam 2 sometime this month.

Largest Swiss Railway Company Turns 1000+ Ticket Machines Into Bitcoin ATMs

The national railway company of Switzerland, Swiss Federal Railways (SBB), recently announced a new service. Starting on November 11, Swiss customers will be able to buy bitcoins from over 1000 SBB ticket machines.

Switzerland has long been a bitcoin-friendly country. In April, the Swiss Federal Tax Administration (FTA) made a decision exempting bitcoin from Value Added Tax (VAT), after three bitcoin organizations asked for clarification in 2014. “This is the most reasonable way to classify Bitcoins in the context of VAT,” said Luzius Meisser, President of Bitcoin Association Switzerland. “Bitcoin is a currency, and thus should also be treated like a currency.”

The price of Bitcoin has gone up about 5% since the beginning of this week. If you frequent social media sites, you will see posts and tweets campaigning for the glory that is #bitcoin. Although not quite to its peak of $800 earlier this year, Bitcoin is sitting comfortable around $665 today and is speculated to surpass the $800 mark at the beginning of 2017.

One reason that Bitcoin is surging could be because it is election time in the United States. Every four years when a president is elected, the U.S. economy tends to waver in certain industries. Finance is one of these industries. Voters tend to not trust the economic principles of candidates running for competing political parties. The potential scenario that a candidate from another party may become their new leader of their economy creates an uncertainty in the minds of many voters, who may lose confidence in the U.S. economy, even if it is for a short period during election time.



Since the U.S. stock market is heavily regulated by the government, investors typically seek alternative investments to the stock market when a new president is elected. This creates a lucrative opportunity for Bitcoin's ecosystem because more dollars are exchanged into the market, thus increasing the market capitalization of BTC. Regardless of which candidate is elected, the uncertainty of the U.S. economy over the next few months correlates to higher pricing for Bitcoin.

Companies with a net worth of over $1 billion, such as Walgreens, Walmart, O’Reilly, Jack-in-the-Box, Barnes and Noble, Winn-Dixie, 7-Eleven, Inc. and Sherwin Williams, are the typical types of NNN leased investment properties that investors seek. What are the typical returns from Triple Net Leased Investments?

That depends on how you evaluate your investment. Capitalization Rates are the most common way to evaluate returns (take 1 year’s net income/purchase price). NNN leased investments currently average 5% to 8% capitalization rates depending on credit risk, location and value of the income stream. With the ups and downs of the stock market and the recent turmoil in residential housing, more and more investors are seeking refuge in single tenant NNN leased real estate investments. What is the property acquisition criteria for RealEst. coin?

The requirement for first year cap rates is a minimum of 6%. All leases must contain rent escalations and renewal options. For single-tenant acquisitions a minimum of 12 years left on the primary term of the lease is required, with a preference for credit rated tenants that will corporate guarantee the lease. This means that in the event that the store ceases operations locally, their corporate entity is obligated to continue paying rent at the location through the duration of the primary lease term. Financially strong franchisees that operate multiple locations may be considered. For multi-tenant properties there is a preference for at least 9 years left on the primary lease term with renewal options. Properties will typically be held for approximately 8 years and then exchanged for replacement properties. In prevailing cases, the tenancy may be renewed with a long term lease at fair market value which would offer a higher return on investment (ROI) than projected in the following examples. The purpose of this management strategy is to offer diversity, low exposure, and sustainable returns during economic uptick and downturn cycles.

"The usage of a bitcoin is necessarily a matter of exclusion because bitcoins are inherently highly rivalrous. By inherently highly rivalrous I mean that if one person uses a bitcoin, it is impossible for someone else to use that bitcoin at the same time. In contrast, other information based resources, like ideas, are capable of being used by a multitude of persons at the same time. Basically, a bitcoin is more like a spoon than a song. If I am eating with a spoon it is impossible for you to eat with that spoon at the same time. In contrast, we may both sing the song."

Do you think bitcoin should be considered private property? Also, what is going to happen to your bitcoin if you pass away? Cryptocurrency is offering exciting, new options within many different industries.
