The only scenarios there would be a separate funding round (meaning separate tokens issued) is if Rise doesn't make enough btc during the ICO to allow Acre to establish itself with a first build... or, there was a great deal of demand for a side project, in which tokens specific to that side project could be issued to investors.
Thank you for the answers. Now it's clear. So this is more like an IPO rather than ICO. For Acre as a standalone investment the category of being an IPO is no doubt more fitting, however for Rise investors that are investing in the technology driven aspect by purchasing Rise tokens it's probably more accurate to describe the overall package as an ICO. |

Open-ended means you will be able to issue additional tokens after the initial issuance. So let's say the Rise ICO raises $100, and you need $120 to commence your operations. You will need to issue $20 worth of Acre tokens. Then it's simple to calculate how much share Acre holders will have. What I'm asking is, if you need $50 more at the end of the first year, let's say, whether you be able to issue additional Acre tokens to make up that $50. Every sophisticated investor will want to know such details.

Please elaborate and explain more clearly how/if Rise will run Smart Contracts. Thank you.
Justin may have overlooked that Lisk was not designed for smart contracts because he was thinking about getting smart contracts to work on Rise. We'll get confirmation of that from him asap to find out what happened. Are there any languages left for translation? What are you looking for?  There are tons of languages left because there are hundreds of languages in the world, so far we have less than 20.  We only want translations completed by people that are competent in that language. Also -
until when can we join the signature programme?
There's a programme by Waves right now that many of us are participating in.
I will participate in RISE afterwards because I embrace it - can I launch later on?
We would prefer people to participate in the signature campaign before the 28th (end of wave campaign) but the conditions say you need to make 40 posts. If you can get the 40 posts between the 28th May and the 10th June you should be fine to participate. Thanks for sharing, Cormac. I say that, as a qualified tradesman myself. We need to brain-storm how crypto can be used in the building game, me thinks. Awesome to meet another crypto enthusiast and fellow tradesman... you are surely a rare breed too! I tried to get people to pay me for my work in crypto before but they found it too complicated. It still needs to be easier to use for the general public. |

Looks interesting and thanks for pointing it out. I hope that our model will offer more due to the tech development of Rise. It's a good sign that their similar RE investment component is still active almost 3 years later. As they mention being mainly a fiat driven business I think the key is not to hold onto BTC for too long because of the risk of volatility. Investments would have to get changed for fiat pronto then at the end profits earned in fiat to be converted to btc (crypto) and paid out asap.Yep, you got it. Bit of a juggling act/judgement call, re when to convert and how much, and at the mercy of exchange rate. Im sure there was a system, ish  Easier to hedge these days, of course. So where does the impetus come from, going down this path? Have you project managed these type of builds before? What area of France are you looking for land? The idea came naturally to me. I spent 4 years getting 2 levels of qualifications as a builder in the French apprenticeship system. In a couple of years of being qualified as a builder I worked my way up to "chef d'equipe" level in various French companies which involved working with Vinci Construction (the worlds largest construction company I was surprised to discover). I've undertaken and been a part of all kinds of projects from building small things like garden terraces to walls to houses, schools and multi story apartment blocks and even a retirement home. But to be honest it's not the size of the job that counts it's the size and skills of the team for that particular job. Wanting to make things a bit more interesting than working for other people I started a company which involved sub contracting house builds. I decided to close that company when I got heavily into Crypto in 2013. Recently I completed an obligatory 4 day course at the "Chambre de Metiers" in order to re-open a building company. There are lots of english people living in the Vendee and that brings in a fair amount of work. Atm I'm undertaking small works like garages and extensions. I've learned enough to be able to handle small to medium sized constructions. Small being a single house, actually just finishing up one now... here's a pic. I built that house with as little help as possible to keep the costs down but drafted in some help when there wasn't really an option. Certified electrician being an example of something you can't do without. Medium, would be something like a 10 unit apartment build. I could handle medium builds with a team of independent "artisans". Just need to manage the right people for the right jobs. Also a big plus would be getting the help of a first cousin who lives not too far from me, he happens to be an architect and I'd enlist his help for sure when needed. |

I am not very experienced in the share pricing models of real estate companies, but yours looks like a non-standard one. There is, without doubt a non standard element to this model, esp because of the cryptocurrency element, however it's designed to be sustainable.
So can you elaborate more on how Rise token holders will be entitled to hold Acre tokens? Will it be like 1 Rise = 1 Acre?
Correct there will be ratio of 100 Rise = 1 Acre (there will be less Acre tokens than Rise tokens). Will Rise token holders be able to swap their tokens with Acre tokens, or do Rise tokens already represent ownership of Acre shares? Acre tokens will be separate and distributed automatically to anybody that holds Rise tokens using the ratio of 100 Rise to 1 Acre. What percentage will Rise token holders get from the capital stock? 50% |

the real estate company Acre is offering the 50% of its capital stock. 50 % of generated profits net tax. So in effect yes. The other 50% being used for growth. How will be the share pricing, and what rights will the shareholders have other than receiving dividends, such as voting rights? If there were to be separate funding rounds outside the Rise ICO, share pricing (cost of allocated Acre tokens) for an individual project would be calculated with an aim to provide a 15 to 20% ROI minimum to investors. In terms of voting rights, it would be based on a weight ratio of Acre held. A simple way of viewing this would be, if you held 10 Acre you'd be entitled to 10 votes. And I believe something is missing here; what will be your share from the equity? Hehe, good question. Although final figures aren't fixed our share would be minimal. The goal for us is not to withdraw profits for our own short term gains. We want to build a company that grows it's resources (assets) in the form of property which means leaving as much as possible for growth whilst keeping it interesting for our investors. Our team members also hold Acre, which will mean we are entitled to our share of profits based on the amount of Acre we hold. To re-iterate an earlier point... Could you give more information about your investment solutions?
Sure. We're going to establish a real estate development company, called Acre, using a portion of the ICO funds. A team is in the process of being put together and once confirmed will be listed on the Acre part of the rise.vision website. I'd like to bring in expertise of architects Richard and Peter Lucking (based in France and US respectively) and several well established people in the building industry. The Acre team, including myself, will complete the first projects using as much in house skills as possible (keeping costs down) and depending on success recruit more people as the company grows. The aim is to scale up Acre like any fledgling business and into something that is self funding in it's growth and asset accumulation. That would mean Acre building and selling properties (to increase working capital) then moving onto build to lets which in turn would fund even more build to lets.... A % of profits would be paid to anybody holding Rise and or Acre. There may be separate funding rounds to help Acre start new projects but initially all Rise holders will be entitled to Acre tokens. Because Acre is a traditional business model returns to investors would initially get a return on a project by project basis. Here is a brief overview of an Acre development showing the kind of profits that would be returned to investors / Rise holders. It also goes on to show the potential for growth. Step 1: The first build. A 9 unit apartment build in my area of France would cost approx 600,000 euros including land, materials and labour. The sale price of each apartment would be in the region of 110,000 euros. Total sales price one million euros (approx). 400K euros taxable profits. After tax (could be more or less depending on the type of company founded) leaves approx 300K euros net profit. 50% of those profits goes back into the Acre company treasury for expansion. 50% i.e 150K euros is shared out to all Rise / Acre holders. Step 2: The second build/s With 750K euros now available we can build 12 apartments. 1.32M euro sale price minus 750K costs. Steps 3 and on... Once we are in a position to build 20 apartments they can be rented out, providing Acre a constant return of approx 12,000 euros per month. Now Acre can be grown in a semi autonomous way in that it can and finance new builds without selling assets. At this stage and at the end of each year 50% of after tax profits go to Acre token holders. There could be a possibility to vote on selling assets in order to free up capital for faster growth, but between here and there... it's a long way to go! |

If i have reffered someone in Rise and invested, how many percentage of commission will i received?
As a referral you'll receive 3% of the RISE tokens (coins) that your referred investor is allocated at the end of the ICO. For example if 1 btc = 10,000 Rise and your investor put in 10 btc. He will get 100,000 Rise and you will get 3 % of that. Your share of Rise on somebody investing 10 btc in this scenario is, 3000 Rise tokens. Spreadsheets are now available to keep tabs on who and how many people are participating. Then how much is the price per rise coin when it is out to the market??? So we knew it can be worth if other members in furom will join to your campaign. The more btc RISE collects during the ICO stage from 10th May to 10th June the higher the initial marketcap will be, the less it collects the lower the marketcap. To tell you the price of a coin is not possible until we know the marketcap. Thanks and well done to everybody for implementing a Rise signature so far! |

Acre (depending on feasibility including legalities) will be a subsidiary project to Rise. It aims to reward holders of Rise via traditional real estate developments. Extended details will be released before the ICO begins.
I dont know if anyone has already asked this but I would like to ask you about this; about Acre. ' traditional real estate developments '  what does it imply? please explain a bit I think your roadmap is actually more interesting and thought out than LISKs'. Let's see where this will lead you. I agree on this. I like the Acre project where Rise holders can earn a return on real estate. I'm waiting for more details on that.  To answer both of your questions Acre is intended to be a real (brick and mortar) business that will be founded once the ICO has completed. This means there will be a registered company number and company directors who are accountable to everyday running of the company and legal framework based on the country in which Acre will be founded. In this case Acre would be created in France and therefore abide by French law. Depending on the success of the ICO it will allow Acre to take place. If there is enough btc to cover legal expenses and initial development then Acre will be founded. If there is not enough raised during the ICO we can attempt to launch it later on down the road. To protect the Rise team we will be taking full legal advice to make sure everything we do with Acre is 100% legal and not going to land anybody in trouble. Acre will be a property development company that's sole purpose is to generate profit in the Real Estate sector. Most of the work during the construction would be completely in house (for initial projects). Acre would have it's own dedicated team, overseen by myself which includes architect for drawing and submitting of the build plans to local authorities but also for constructibility and profitability stages. Acre would also have a team of builders (myself included) who would do everything from laying of the foundations to building the of the walls and concrete floors (or other materiel based on the project at hand) right through to finishing works including, plastering (drywall) plumbing and electrics. Basically it'd be a complete real estate development package funded initially by Rise and returning continuous payouts at completion of each project to holders of RISE and ACRE. At it's simplest level it could be a way to invest in real estate projects using cryptocurrency by converting to Rise. Holders of Rise are automatically allocated Acre tokens. There will be much much more info to come out as we move along but keep asking questions and I'll do my best to answer. |
