Forget the electricity bill. I have an unlimited arrangement for 6 months for another purpose then a renewal depending on my profit. So i have unlimited energy without cost.
What are your recommendations? I was going to go for the antminer originally for btc. But more expensive devices are more expensive to repair. Like rocking horse s#it to get hold of. So if one goes down or i wanted to reinvest... im at the mercy of the supply gods.
Looking for 5k. If it does ok i have another 20 down the line. But would like to build a decent self sustainable roi. I have next to no exp mining but a network engineer so fine building my own rigs. So im looking for best roi negating cost to run so efficiency less important then replacement costs.
Thanks in advance

What do you prefer? GPU or ASIC?

If I would have free electricity I would buy some older ASICs and mine bitcoin directly, something like Antminer S7, around 4.7 TH/s and it costs around 500$ each. You will make around 180$ with each miner, with 5k you can buy 9 S7 and 9 Power Sources, making 1600$ per month, with an ROI around 90 days.
It is amazing that you have free electricity, even if some of the ASIC's will break, I believe it is worth. Pluses: Shipped immediately, mining right away, no need to wait for the new ASICs shipped by bitmain. Minuses: You won't have warranty, so if you don't have in town good repair centers, they will just stay in a corner doing nothing.
I don't recommend GPU mining if you have free energy.

You think you have free electricity like many other fools out there, oh yeah they will not bother if you use little electricity now put few computers there with gpus and asics and check your doorbell as the landlord receives the electricity bill to pay hehe, he will sue you and you might have to pay a huge fine to him cause of it hehe i have been on this mining scene since the beginning and time to get i see people like you saying @free energy@ hehe, by the way is not free energy, is free electricity you noob and nobody has, if you don't pay somebody does and that is the truth. here is a tip what you do with your 5k, buy eth very fast and sell after it reaches 0.3 btc in few days.

Yeah, I thought exactly this. Don't think the landlord will not notice his new tenant is using 5x the normal amount of electricity, at the minimum he will make you pay the difference. Even if it is a commercial space like a warehouse or something, they still make certain assumptions when they figure out the lease payments and if suddenly someone is causing their electrical bill to go way up they will surely start to investigate who the guilty party is. About the only time you might get away with it is like in a dorm room or small apartment setting, but in those cases you are usually limited by the maximum circuit size. A dorm room might have one or possibly two 20-amp circuits for the whole room, so you are still limited by the amount of rigs or ASICs you can run. An apartment might give you a few more amps but in the end you are still limited. I never heard of a real situation with unlimited free power unless the person was basically stealing it from another party.

I recommend you ASIC, because you don't have any electricity cost. Also GPU rigs are more confused than ASIC; you would have to take care about many of hardware, motherboard, ssd, harddisk or etc. ASIC is more easy an profitable for you

If you have free electricity nothing has a bigger ROI than outdated ASICS. You can expect a 30% death rate in 6 months, but you should still be in the green. Antminer S7 is better but Avalon 6 should do too. Antminer S5 is also OK, but you get like 35 for 5k so you need a lot of room and you have heat issues to deal with.
If you'll only do this for 6 months or a year, buy GTX 1070 or RX 580 8G, so you can sell them after.

For ~ $1K a used Avalon 721 is 6TH/s @ 900W. Voltage requirement for S7 is 1300W for only 4.5TH/s. Avalon 6 same vintage. (there's an eBay Chinese seller that's got 10 721s buy now $950+ship)
Have you considered a mining contract?

Looking into the past, it would be better if I just bought a bitcoin, then mining with gpu. Mining is now not very profitable.

Shouldn't really think like that. There is still money to be made with mining.
