What do you look for in any altcoin project to decide if you should invest in ? I mean, they all promise a lot of things, but what do you favor the most ?

-Underevaluated ones
-Transaction fees
-Mineable Coin
-Smart Contracts
-Content distribution 

What do you consider as important in this list and what I am missing?
