IIRC there’s a lot of project like this during 2017 ICO craze that failed and didn’t continue due to regulatory problem since this token will fall under STO(Security Token) which is still on gray area. I’m skeptical if there’s changes on this kind of investment opportunity but there’s a lot of failed project in the past that makes this kind of investment so risky.

Only few people will be interested on this project since it highly reliant on trust basis since the physical project sometimes being fake.

I understand the desire to do something like this, but we are not going to get it at all. We should be staying away from these new "crazy" ideas, just because they look like it could be huge, doesn't mean they will be, it's just opinions of some people who wishes for it, but there is no data or proof that suggests it could work.

Maybe we just haven't gotten much real testimonies about this innovation enough to drive interests of people to invest their money into it especially as we all know how hugely demanding real estate investment could be financially and as a result people wouldn't want to risk their money in such large sum into some new ideas on the go.

If I am to go into real estate investment, going cross border  in a tokenized form would be the least to do for now despite whatever barriers that be said of about traditional real estate investment it doesn't sound risk to me as tokenizing does.

Investments in real estate continue to be very risky but investments in decentalized real estate more risky too because many decentralized real estate startups has became a scam.

I think there still many obstacles when comes to tokenized real state which does not make it as popular among invertors as initially could be, though. For example, one of the most important obstacles is how regulations in each countries still do not care about decentralization and in the eyes of those laws, properties are always going to be under the ownership of a company or a person which will have total control to sell, mortgage or transfer that property at their will.
It is clearly a problem of centralization in an ecosystem which is supposed to be all about being in complete control over one's assets.

Tokenized properties won't be attractive for investors, specially of those investors are rich enough to buy the real thing, instead of tokens.

I have seen, read, heard of projects that was to bring real world assets in to the Blockchain tech yet they failed for some many reasons such as duplicate of ownership etc.

It's very hard to prove ownership of a property by having a certificate of transaction online, there are lots of things that it takes to invest in real estate and then the real world can't be transformed into Blockchain if anyone wants a piece of land the physical ownership is the idea way.
