Monaco itself is for rich people dude, there is a survey that mentions  1 in 3 residents of Monaco is a millionaire you know a millionare hahah they didnt bother trow away money for fun. Because they are rich.

In other area why the propery is high first inflation second supply and demand a land is scarce and rich people keep buying it means when people buy and have low supply the price will inflate
