Before one can sought out the solution to the cost of housing in the country called Nigeria, there are others primary objectives in which one must think of because when Nigeria was Nigeria, the cost of housing in Nigeria was never as high as it is now in this present day.

Like in the period of two thousand and Nine (2009) to two thousand and sixteen(2016) the citizens feels very comfortable with the price of housing though it was not as cheap as it was supposed but we were physically okay with it.

In the year (2000) I remember very well that Cement price was #300 naira and only the elephant cement was sold #350 at then now think or calculate the differences between then and now one will think that every increments was in the act of wickedness in high places.

The organs of government that are piloting the affairs of the country are not having the well-being of the people at heart making the youths looking like hooligans or hoodlums and after one have created or foment any trouble, the will be the ones to persecute the youths calling them all sought of name while they are the ones to label the youths for their acts.

From the time of President Good luck Ebele Jonathan to the regime of Mohamadu Buhari and to the regime of President Bola Tinubu when Nigerians experience the worst era of their lives now the cost of each bags of cement is #10000 with this price of cement and the present cost of building a house, all landlords will be tempted to increases their housing fees or rents not just cement but everything has been heated by inflation both furnitures and commodities all very well set on high prices.

One of the solution to help reduces cost of housing in Nigeria is settled the score between dollars and naira to boost the value of our currency against theirs.
Another one is is a strict order to reduce the price of everything commodities in the country and every other stuffs like fuel, kerosine and oils and this can be achieved by having a good president who cares or have the well-being of the masses at heart to restructure all the tiers of government in Nigeria. These are some of the solutions.

For me, I think the solution in this our country now is for us to cast our vote wisely, stand firmly on the truth no matter how bitter it will be and voice out, also not to be blinded by little tokens, or food Stuffs which will be  given to us, because that's where the problem lise. Let's think twice, is it a just one day happiness or week enjoyment we prefer?  or 4 to 8 years enjoyment, the answers are left to us.

How sure are we that the next person coming is going to work for the interest of the country and not just their personal interest, and continue the looting that has been seen as a norm in the country's politics? We need to look at more practical solution rather than just basing our assumption on voting. We have been voting since democracy was returned to the country in 1999, how is it possible that we haven't gotten the right leadership?

The solution to the housing crisis is for more houses to be supplied. The demand for housing is more than the supply that's why the increase in cost of renting houses are continuously rising. More individuals need to go into housing, because the available housing isn't enough to carter the need of the people.

How can you even relate the problems of this country leadership to the way we cast our votes, infact do I need to remind you that our votes doesn't even count, what they do is not election it is selection, people has been casting their votes wisely but those that has the highest power to manipulate the election always do that to their own self interest, the whole truth is that we have found ourselves in a bad government who doesn't have plans for their citizens and what they do is to keep changing personalities of the same interest, they see politics as a game and not a call for service of humanity. Solution will only come at the point any new government plans to do more better than the previous if not things will keep getting worst.

People faces so much challenges in the process of voting, to ensure that they vote for the candidates of their choice that they believe in and trust, for them to have fair selection after elections, some people got killed in the process due to crowds, conflict and crisis, but at the end of the day people in higher esteem will make their choice and select who they want as our representatives. They do not longer follow the rules of fair elections, and they are manipulating the citizens. It is actually a great thing that voting is not mandatory.

Full adaptation to some restructuring strategy that can provide solution to the constant increment in house rent is not the problem,  what we should be looking at now is how to find the possible causes of the problem because an unidentified problem can never be solved.
Yes the high cost of rent in Nigeria now is getting disappointing and more difficult for a common man to fix and the Nigerian government in question has know plans for citizens, all they are interested at is how to enrich themselves if not the cause of the high increase in rent would have been identified what we would have been talking about now is how to find possible solutions to the problem.

Sincerely even myself am tired with the continued hike in cost of living in Nigeria, things are literally so expensive that i wonder how low income earners are surviving, the worst of it is this continues increase in house rent, well i literally attribute the high cost of housing to bad government policies, bad governance have made it impossible for our industries to work, if our industries was working well most of the building materials would have been produced here in Nigeria and the issue of importation tax would have been completely eradicated and price of building materials will have reduced drastically and house rent would have been reduced, secondly bad government policies have literally made it impossible to control landlords rent prices, no form of price regulation at all because same government accept bribe from landlords and allow them build in places that is against the urban/rural plan hence literally don’t have a say in house prices regulations, thirdly our government isn’t investing in housing, the government in most countries always invest in housing thereby creating a competitive market between government owned houses and private house owners but the reverse is the case in Nigeria, our government cares only about money laundering.

I believe that only our government have the capacity to regulate the prices of housing if only they can make good policies that will control price of building materials and also regulate house rent prices, if possible also give subsidy to housing and also build government owned houses for rent that will be low in prices, thereby giving private house owners a tough competition because trust me if the government builds a lot of houses and keep the rent at a very low price the private house owners (Landlords) will have no choice but to reduce there prices too.

Obviously on point, unnecessary increase in price of building materials by most individuals who impose prices on people.
No functional regulatory enforcement agencies due to bad government.
But inspite of all mentioned above,

One of the virus that must be dealt with in this country when it comes to housing, is the so called agents.
Because, this group of people in this country has made it so difficult for for both low and high income earners to get an accommodation on moderate price, rather they influence by conniving with the landlords to hike house rent.

The cost of accommodation in the country is very high now and the landlord has taking advantage of it. It's true that inflation is affecting the country right now, so prices of things are on the rise, but I think this one is on the government,  because the government are not trying to do anything to regulate rent. The government don't even invest in housing,  and that has left the power in the hands of the landlord.  Imagine if the government build low cost houses in all 36 states, that will definitely reduce the rate of rent, because the landlord will not have a choice than to reduce the rent, else no one will want to rent their houses.

Well what you are talking about in this thread is absolutely true, and right now the cost of living is actually killing the living in Nigeria, and I think Landlords and agents are making whole lot of money from individuals, it’s totally alarming and there is nothing absolutely anyone can do about this situation in the country, things are very hard in Nigeria the economy is very difficult for everyone, and there is nothing that is even easy for anyone, especially when you’re staying in the city, there is nothing you can do but pay this rents when you don’t have a house of your own then it’s totally alarming, the most alarming thing is that the Government doesnt have any plans of doing anything to help the high cost of living and everything is alarming and everything is absolutely bad and terrible and everyone is suffering the high cost of house rent in Nigeria.

This high increase in rents that is affecting every Nigerian living in the city is mostly postulated by the agents to the landlords because I had the privilege to eardrop on one agent that very close to me when he was telling the landlord to increase his rentage that Nigeria is hard and everyone is increasing their rents in other to survive and they can also have a better percentage of the agent fee, you can see by this that this people are bond by greed to lobby with landlords to increase rents for their selfish interest of agent fee making it difficult for the less privilege to pay.

One will be in the city and those in the village will be saying it's been 7years he has lived in the city without achieving any tangible thing, unknowingly to them that every penny that is saved goes into rent and it becomes difficult to do a project except you earn a higher salary, the government really needs to look into it and set measures to regulate the rent.

I don't dispute this your point on the influence of agents on the price of rents but then, there are still several landlords who are naturally greedy just like an average Nigerian. Agents don't force the price on them and meanwhile, landlords can actually get tenants without the agent bottleneck. The problem is that the economy is getting bad every day and everyone is trying to meet up. With the cost of building materials in the market now, anyone who succeeds in erecting a building would at most spread his building cost across 15 years at least and from the cost of building materials, there's no building cost spread across 15 years that will not be hard on the tenants.

To tackle this issue or rent, it starts from the government policies in other economic sectors. Market price control in the building sector and creating an enabling environment for every Nigerian to achieve a minimal accomodation of at least a e bedroom flat for each household. If the government decides to crash the price of rent in Nigeria, it won't take over a year and they will achieve it. But then, most of these government officials and law makers who are supposed to fight for the masses also have many properties that they earn from, they won't want to pass any law that will also affect their own income.

Back in the days when cement was #1200, I remember people paying rents of #500 monthly amounting to #6,000 annually. Life was even considered to be difficult back then but almost everyone was able to live in a house and can actually pay rent with one or two months of the earnings of an average civil servant. Nowadays, most people pay rent that's as much as 5 to 6 months of their salaries annually. How will such person achieve anything else in life, someone who still has up to 5 mouths to feed?

Nigeria is seriously happening to everyone and the biggest enemy we have are the people who are supposed to fight for us, the people who we chose to be in power, to represent us in decision making and enact laws to guide us, they're the real weapons fashioned against us. I will recommend reducing the rate of childbirth to at most 5 kids in order to be able to give them good life and accomodation with the situation of Nigeria now. Again being very financially wise and living within our means is highly recommended.

There are people who pack to some areas of the city they live in, just because that area is known to house the rich people. Such people only pack to those areas because they want to feel among, because they want to behave like they have made it in life, they want to mingle with the big men. Sometimes those people don't last long because they live above their means. If you enter anywhere, you will see some buildings that are moderately okay that you can live based on your income. You can live there and plan on how to get your own house instead of wasting all yourife earnings on rent and you will retire homeless and go back to your father's house in the village.

Lastly, Tough situations require Tough people. Only the wise can survive in Nigeria and build for the future!

Imagine some dey increase house rent every 2 to 3 years when the house no get changes, 1 room go be like 500k and you go enter still dey complain for something wey no dey in place, government no go look into this matter and na so landlords them go dey get power to do rubbish. Wahala for this country too much and is like very soon na village people go dey from come work and school since everything don cost.

The rising cost of housing in Nigeria is a problem because a lot of citizens can't afford to rent good apartments for themselves and if the government doesn't step in and regulate cost of housing poor masses wouldn't be able to afford good apartments in urban areas. I would have agreed with the factors you mentioned to be the cause of the rising cost of housing in Nigeria, but there are houses that were built 20 years ago, the landlord of these houses has increased the cost of housing to a point where it's not be easy for the poor masses to afford so I disagree with the factors you mentioned to be the cause of the rising cost of housing in Nigeria. Majority of Nigerian landlords and agents are wicked they are using the situation of the country to make cost of housing so expensive. You will pay some agents times two of the money you paid a landlord to secure a house. The Nigeria government should reduce the percentage of house agents and they should also set the cost of housing for every landlord before people would start returning back to ruran areas.

Pray to even have one bedroom apartment with ₦500,000 because for city e no too they again and not even within three years before they increase rent because sometimes they do it every year, the new thing way I done see for were some of the landlords them is that they look for people who are so desperate to leave in a particular house or street they build there house and them go tell the person say if them go fit pay double of waiting the already tenant they pay so when the person agree you will just be surprised when lawyer will write you to vacate the house as the rent is about getting due so actually that's there new technical analysis of ejecting and putting new tenants.

This one na something wey we dey face and you see as nobody for government dey talk to bring this people head to order na so them go they use greed dey increase house rent with the mindset of following other people. Imagine some dey increase house rent every 2 to 3 years when the house no get changes, 1 room go be like 500k and you go enter still dey complain for something wey no dey in place, government no go look into this matter and na so landlords them go dey get power to do rubbish. Wahala for this country too much and is like very soon na village people go dey from come work and school since everything don cost.

Pray to even have one bedroom apartment with ₦500,000 because for city e no too they again and not even within three years before they increase rent because sometimes they do it every year, the new thing way I done see for were some of the landlords them is that they look for people who are so desperate to leave in a particular house or street they build there house and them go tell the person say if them go fit pay double of waiting the already tenant they pay so when the person agree you will just be surprised when lawyer will write you to vacate the house as the rent is about getting due so actually that's there new technical analysis of ejecting and putting new tenants.

Yes oh, my brother na that desperation dey make them add more money to the one people dey pay without any important things to add for the house, their own na make them increase the house rent, make them no do wetin go make tenants show them pepper one day because this one na wickedness. Some 500l house self na error full am, yeye materials wey them take build the house and them no care, when you complain them go say you too complain, guy we dey use our hands spoil things for ourselves as e be, no going forward at all.

The rising cost of housing in Nigeria is a problem that needs attention. Because people can no longer afford to pay for good accommodation, they're forced to live in slums-residential areas that are detrimental to their health, as these places has limited access to clean water and sanitation amongst other leading to high exposure to diseases due to poor hygiene and waste management. Although there are factors that actually contributed to this increase likely scarcity of houses, cost of acquiring a land, construction cost and maintenance etc there's a government in place that's supposed to regulate all these, at times I wonder what the ministry of housing and urban development is for.

Till tomorrow, I still maintain that our major problem in this country is our government, yea. Even though citizens would share from the blames, but I think it's small. Our government is tye square head of our ills and suffering.

When we live on almost total importation of what we use or consume, what then do we expect?

That a man would spend heavily to acquire a land, spend millions just to raise a self contained house, or a bedroom flat, or shops, and you expect him to rent it in small amounts? No way!
It is true that the money can't be gotten it recovered in just few years but gradually, yet, even in the next 5-8 years, the landlord wouldn't be able to recover his money despite the high cost of the rent. This shows how costly building materials and lands are in Nigeria.

I still keep wondering why Nigeria will not switch to self production country and feed herself rather than keep depending on other nations to survive, and this is one major problem we are having. If we can produce most of our building materials locally, I mean original ones, the cost of purchase of building tools will reduce. If we can also create job opportunities for the young youths, people would have money to build houses, thereby creating availability of many houses for rent, I think the surplus availability will also aid in the price to fall.

However, the standard of living of the citizenry really still has a big say. If cost of living of living is generally reduced, I mean fuel, food and all other basic needs, then the cost of housing will get better. But if these other factors keep flying high as usual, then we will be expecting more rise in price of housing in Nigeria, and the low income earners or poor masses will keep suffering tye more, while our leaders will keep building estates and renting out to make more money.

The costs Building materials is very high,after you have calculated how much you have spent, definitely you must increase the price up. Government is the major of caused of it because if they had regulated the price of building materials, house rents would be more cheaper than it is today but unfortunately there's nothing we can do for now.

The cost of accommodation in the country is very high now and the landlord has taking advantage of it. It's true that inflation is affecting the country right now, so prices of things are on the rise, but I think this one is on the government,  because the government are not trying to do anything to regulate rent. The government don't even invest in housing,  and that has left the power in the hands of the landlord.  Imagine if the government build low cost houses in all 36 states, that will definitely reduce the rate of rent, because the landlord will not have a choice than to reduce the rent, else no one will want to rent their houses.

Some landlords are just a bunch of cruel individuals. They lack that sympathy for their fellow citizens. Every little rise in price is an opportunity for them to increase rent, even for buildings with old structures. And it is not like they renovate or do anything to improve the place. Same cracked walls, same leaking roofs, but higher charges. And most of them have very fraudulent lawyers who share the same personality and lack of empathy. These lawyers are always ready to defend them in court when push comes to shove, using every trick in the book to squeeze tenants dry. Honestly, if the government is proactive in building affordable housing, even if it is for working class citizens, it will make all these landlords realize they are not the only option. When there is competition, they will be forced to treat people fairly.

I strongly stand on the opinion that until the government reduces it's legal charges and clearance on imported goods and building materials and allowing for autonomous participation of other individual by granting licences and legal rights to importation With with swift regulations the hike in the price of commodities, rents and other materials will continue to be on the high side in the sense that most of the constituent raw materials used in the production sectors for most of the building materials and other commodity are being imported.
Additionally, I would also suggest that local development and empowerment of individual own companies and infrastructure, should accurately deployed to grow the economy and also reduce the dependency on imported commodities and imported by products.

All this greedy landlords and agents just dey chop people anyhow. Cost of building materials don go up but that’s not the reason why they do what they do. Most of the houses and lands we see around were built or bought years ago when price of things never too cost by their parents/grandparents. Dem fit just do little renovation with small money. knack am big money for rent just because demand is high. Even if government reduce the cost of building materials, e no mean every landlord go reduce house rent. Many things affect how expensive rent go be, like inflation, house shortage, demand and the landlord decision. The only way to regulate it is for the government to pour more money into building low cost housing estates and make it affordable to the masses. Once the demand for house renting reduces. Private landlords go surely adjust and do the needful
