The 3 main issues we will be solving for the market are liquidity, high investment barriers and transparency.

1. Liquidity - Our platform will allow current owners to sell and lease their properties on our exchange.  We will achieve this by tokenising the property through crowdsale type auctions.  Those tokens will then be listed on a decentralised P2P token exchange.

2. High Capital Barriers - Currently, minimum investment in student property is from €50,000-€150,000 euro and up.  Tokenisation of the assets will allow for fractional ownership with tokens values starting at just €1 euro!  This will provide investment access to a wide range of investors.  More investors, more liquidity, creating a marketplace for student property.

3. Open Management - Our token will also be backed by our own student property developments.  We will create an Open Management system for full transparency and develop premium student housing ulilitsing Smart Building and IoT technology.  This will not only lead to greater efficiency and higher returns, but also produce high standard apartments (real apartments, not "pods") which is much better living conditions for the student.

In the current market, student investments and property prices are solely dictated by the Developer with little or no transparency from the management companies.  This leads to the developer inflating prices and overstating returns to subsidise their own profits.  We are seeking to disrupt this business model and democratise student property ownership to allow investment for all.

In addition, upon gaining traction into the student housing market, we will expand the platform to retail property and commercial real estate on a global level.  As a bonus, students can receive a discount on their rent by paying with BenchCoin tokens.

Very understandable.  This is our beta site which contains all the basic info for the ICO.  You can find links to all the documentation (15 documents or so under resources - http://hfbbenchmarkico.com/HFBB-Intro/#Resources) and also a link to our corporate site (http://hfbinc.com) with further independent research reports from top firms such as PricewaterhouseCoopers among others.  We will be publishing an official responsive (and very flashy) website prior to the ICO.

As well with the team members.  We have listed the core team only thus far.  We do have our architects and designers (see some of their beautiful work with the 3D renderings on our brand site - http://www.happyflatsbarcelona.com/) and after the Pre-Sale will add the developers/advisors/etc. for a more comprehensive team overview.  That said, our Financial Director, Bertil Olsson has been an Executive Auditor for PricewaterhouseCoopers for +30 years.  He has been in an entrusted position of strict fiduciary duty by the #1 financial services firm in the world to oversee their own accountants so (although he does not like me to say this) I believe he is literally the most trustworthy individual of ALL the ICOs.

It is also true we will not be the most well know team in the crypto community.  We all have venture capital backgrounds specialising in private equiity and asset protective structures which is quite the opposite of social media.  However, the ICO's now are so saturated with the same teams and projects paying members to put their pictures up for the sole purpose of raising capital, we believe some new blood will be a good thing for the ICO market ;).

We were actually one of the first to publish the white paper.  We took inspiration from REIDAO which was the ONLY real estate ICO at the time.  Ironically both our projects have not launched yet - tortoise vs. hare! But yeah, the real estate ICO's have exploded but for good reason.  Blockchain solves a real issue with property ownership, even more so with student property.  With traditional real estate, you can still buy and sell property.  With student pods, this marketplace cannot exist without tokenisation.  Blockchain is a game changer in our sector.

This is an excellent question and we will also address this in an upcoming Medium article but I will try to give some of the short points (but it won't be a short explanation!).  Much of our project is similar with similar benefits i.e. tokenisation, cross border investment, less paper work, trustless system, etc.

Some Differences Between BenchCoin and other Real Estate Tokens;

1. Focused Niche Market - Student Pods and Property.  The benefits to this market are much greater than traditional real estate.  First you have to understand the student property market.  It is the #1 asset class producer and the top emerging asset class market.  It's non-correlated, which means consistent returns regardless of economic conditions. That said, it is limited to the wealthy.  Student pods cannot be mortgaged.  This means you have to have the €50K-€150K per investment in cash.  They are guaranteed long term investments, but this is a major pitfall as many people get "stuck" because they cannot liquidate or get a short term loan on a pod (it is like trying to get a loan on a hotel room).  They can ONLY sell to other investors which is difficult because of the high capital requirements.  What if there was a way to break up that property into small units and sell it to many investors... let's say many units of €1 each? Now anyone can buy (good for them) and the owner can sell (good for them too).  Even leasing options.

2. Dual Opportunity - BCT will be payment for our digital platform, but also backed by physical assets.  We will use funding to develop a Digital Student Property Marketplace.  Student Property Crowdsale Auction | Real Estate Tokenisation | Decentralised P2P Property Token Exchange (similar to a "stock market" for custom property tokens).  Upon gaining traction we will expand into retail property and commercial real estate.  However, funds from our token will be used to develop premium student apartments in Smart Buildings utilising IoT technology.  These will be efficient, high standard apartments in emerging markets with very high student demand.  This means consistent returns regardless of the economy.  In Barcelona for example, there are over 250,000 students and 20,000 university supplied rooms.  #1 complaint (and only complaint) is the housing. 3. High Growth Potential - Maybe the highest growth potential of any of the real estate coins.  Most (if not all) the coins focus on tokenising other peoples properties for sale.  Our platform will do this as well.  However, because we will use the majority of the funds to acquire physical assets, we can implement a Smart Asset Leverage strategy.  Through asset collateral financing, the assets can be leveraged on a high 50:1 ratio.  We can obtain €20M in financing for every €400K of asset value.  Why? Because they own the property until it is paid off over a 10 year period.  With the consistency of student rental occupation rates, this loan can be paid back in a 3-5 year period (without dividend) and 5-7 year period (with dividend).  As the asset loans are paid down, new financing can be obtained.  This strategy can provide returns of 40:1 over a 5-7 year period and by repeating the strategy within the same cycle, even much higher profitability is possible.

I have not seen any other real estate project with a plan to achieve number 3.  Our token will pay dividend on all forms of revenue.  Fees from the platform and rental income from the students and all future enterprises and acquisitions.  There are some other differences but it takes a white paper or two (http://hfbbenchmarkico.com/) to really dig deep.

Hi, just note token supply is FIXED and the full 80% of the tokens will be distributed.  "At the end of the ICO, any unsold tokens will be divided proportionately according to the contribution of each participant and the pool of unsold tokens will be distributed and added to the individual wallets."  This will ensure a fair distribution and protects contributors from dilution.

Why using Waves than Ethereum I think ethereum will help and not waves people would invest in this such thing and after the ICO will be listed in Wavesdex . Just see Zr.coin ,Primalbase and Encryptotel. The problem is Waves and the product after the ICO was very dissapointing. Anyway Goodluck Your projects lokks good but the problem is by using Waves platform check out some ICO with waves and ETH. Almost all of the Ethereum based were successful although Previous ICO's with Waves were successful but see what happened now.

Hi, yes you are absolutely correct.  Short answer, simplicity.

Some of the benefits of WAVES are fiat on-ramping, user friendly, easy-to-use wallet gui on chrome app, DEX, etc.  For our platform a lot depends on WAVES DEV of Smart Contracts which is why we mention use of blockSwap by Incent for ERC20 compliant/dual blockchain token.

Because we will use "custom tokens" to represent each individual property listed on our platform, we are very similar to WAVES.  Waves full node makes things very simple- i.e. We would use our token as payment per transaction on our platform (i.e. .001 BCT per trade, or 150-500 BCT to list your property in the crowdsale - equal to less than 1%) and a new "custom property token" would be created for each property being sold on our platform.  These "custom property tokens" would then be listed on our P2P exchange for user trading.  Similar to DEX - a "Stock Market" for custom property tokens.  ***NOTE - However because WAVES is not smart contract friendly yet we do plan on using Ethereum for our digital platform/crowdsale/tokenisation/P2P exchange.***

For us, one of the best parts of blockchain is the simplicity of open ledger.  If for any reason it just makes more sense and we NEED to switch, we will simply create a new ETH token and do a 1:1 swap.

honestly why don't put all the informations in a single paper.It is too many i want to read it but i check all the white papers that was seriously like a law to read to think that not more than 50 pages or 50 pages is already enough for us to read.

Thanks for the reply and explaining but it won't help. You do also a similar usage of blockchain like encryptotel what happens to encryptotel then ? It is a slow progress if there is a progress. Putting it in a point try to check the ICO that use Waves platform in after is listing it on dex. Honestly it is not a friendly user to compare with ethereum/etherdelta exchange. 
Anyway its my opinion through this kind of ICO based platforms by using it. Many Investors are afraid to be involved in the Waves based platform. I will rather wait until it finally swapped in ETH in the exchanges. Goodluck hoping that by using Waves you will don't encounter any problems and a problem with the community.

@Saidmod...  I don't know if I explained clearly enough our BCT Token is NOT the token to represent the properties being bought and sold on our platform.  It's important to understand our project is NOT technical and we don't need to reinvent the wheel.  Satoshi, Ethereum, Waves.. they did the technical work for us...  Our focus is on large scale use and implementation into our sector.  A custom token, whether it is built on Ethereum, Waves or ANY other blockchain is only as valuable as the BUSINESS behind it.

Is this project like Kexcoin?

Not really... they are student housing but their project doesn't add to the market (from what I can see). You have to ask them how they are different but in my opinion they are taking 12% of the funds to do the same thing they do already so seems like this would benefit the founders the most.

Thank you for your enquiry.  A few reasons.  You don't have control of your private key and it is not good for the auditing process.  From Coinbase - "As Coinbase is a hosted wallet, it's not feasible to provide the private keys to individual wallet addresses."  In addition, it is a regulated intermediary so they may interfere and the commissions are not in your favor.

Thanks.  Yes, the 50% Bonus offer is currently valid.  The timeline is an excellent point.  The project is incremental and fully scalable (both the student apartments and the digital property marketplace) so the development timeline will depend on the amount raised during the ICO.  However, the first dividend should be paid out around 6 months after the completion of the ICO (BOTH the rental income and platform fees should be on a similar schedule).
