GlobalREIT is the is a blockchain-based REIT that works on the same mechanism as a tradition REIT but with some added features. GRET and GREM are GlobalREIT's two utility tokens. The GREM token is related to the Global REIT Fund Manager, while the GRET token is related to the assets.
Both are considered utility tokens as they will give access to all Assets Under Management (AUM) of Global REIT and a different range of utility options, depending on the quantity owned.
The income of GREM Token holders will initially start at 2% of AUM and will reduce by 0.25 % annually over the first three years stabilising at 1.25% thereon. This income is before any expenses related to operations are incurred.
GRET has its first asset secured at 8% p.a. on its 1st acquired asset as dividend. GRET tokens will allow token holders to receive promotions and discounts at the AUM. In the future the REIT will acquire more assets and so the utility will increase also along with.
For GREM tokens, the utility is when the REIT is acquiring an asset, the asset contributor will need to hold a certain minimum quantity (100,000 GREM) of tokens in order to contribute an asset to the REIT.
