Loan: 120 BTC, 1 year @ max 2%/m, with an option for second year.
Collateral: EU Capital apartment 64 sq m, worth >  150 BTC /by bank appraisal/. Collateral is clear of dept, mortgage or whatever. And I'm the only owner. Currently rented for 0.8BTC/m.

I don't think you'll be getting any offers.

If the bank thinks your property is worth 150btc, use it as collateral on your 120btc loan.

Because banks are asking too many question what you will do with the money, why you need them and so on. But are giving @4-6%/y.

Here I expected some more flexibility for >20%+/y with such collateral like real estate.

But seems you are right. There are no interest at all and I will close it.
