Hi,

I'm a freelancer and I'm thinking of mortgage lately. There are many private lenders who are good to be true and there are many who don't entertain us. After many research on this, I saw this mortgage provider who offers:

Purchase with 10% down and obtain best discounted rates
15% down payment for purchase and refinance even if you just started your business.
15% down payment for purchase and refinance even with  mostly cash income and recent bankruptcy.
Purchase a rental property with 15% down with “stated income”

Looks good and even checked reviews about the providers. But everything nowadays comes with a price, so what's the deal with these mortgage providers? Can someone help me on this?
