8月17日,融信110亿夺得上海静安(原闸北)中兴社区的一幅住宅地块,起拍价46亿,吸引了18家企业前来竞拍。最终融信以110.1亿的总价击败17家各路土豪,以10万/㎡的名义楼板价,14.3万/㎡的可售面积楼板价,139%的溢价率,创下中国土地成交史上最贵地王记录,未来项目售价毫无疑问将超过15万/㎡。

当日,上海市静安区中兴社区N070202单元地块公开出让,这幅总建筑面积近11万平方米的土地中,接近90%为住宅用地,是上海市土地公开出让12年以来内环内第一次出让的住宅土地。同时,4.2万元的单价也是上海市至今挂牌单价最高的土地。

该地块位于宝山路街道147、148街坊,东至宝昌路,西至临山路,南至公兴路,北至中兴路。共包括两幅相邻土地,332-01-A地块出让面积为19651.2平方米,333-01-A地块出让面积为11382.9平方米。

两块地出让总面积31034.1平方米,容积率3.54,起始报价46亿人民币,总建筑面积109754平方米,其中商业占10%,住宅比例高达90%。

此次土地出让共有18家开发商参与竞买,包括:金茂+中铁置业、招商、保利地产、仁恒、中粮、新城、龙湖、华润+华发、融创、万科、葛洲坝、旭辉、融信、世茂、市北高新、雅居乐、合景、金辉。

政府不需要税收,卖地就够了,中国也许不是人多,土地不私有化,永远就无法根本性的解决房价的问题。
