北京推出楼市新政,购买首套普通自住房的首付款比例不低于35%,购买首套非普通自住房的首付款比例不低于40%(自住型商品住房、两限房等政策性住房除外)。对拥有1套住房的居民家庭,为改善居住条件再次申请商业性个人住房贷款购买普通自住房的,无论有无贷款记录,首付款比例均不低于50%;购买非普通自住房的,首付款比例不低于70%。

首付比例提高,买不起的还是买不起,买得起的都是直接付全款。可能是自己见识浅薄,不过确实看不懂这新政策有什么好的。

一个卖地的,一个卖房的。一个限制土地供应,推高地价。一个捂盘惜售,推高房价。房价涨了,地价也涨了。一个前台接客,一个后台撑腰。前台只要房子卖不动,后台立即出台推进房地产市场健康发展的指导意见。明为调控,实为推高,房市火爆,合伙分赃。如果用狼狈为奸来形容这俩货,真的不为过。

出政策的目的是为了下一次楼市涨价。中国房产的规律就是在每次调控后涨价更凶,然后再装模作样的调控限购

对于大部分老百姓来说,房子更买不起了。对于炒房客,根本不管用。
