if it is no secret, how and where you change yours BTC, ETH, or other to real money like USD, EUR, CAD, .... to have minimum fees ?

I use Coinbase. 1.5% conversion fee to EUR and the €0.15 fee for withdrawal.

kraken.com

paying out EUR costs only 0.09€ and lasts 1 day. You need Tier 3-4 verification though. trading fees are 0,16%

Localbitcoins.com, you can get cash in your bank within 30mins, can get cash by mail or meet and exchange for cash

You can normally find a decent price if not spot.

Or buy gold then sell somewhere bitgild.com

i like to exchange my altcoin in bittrex and poloniex they have better option than kraken and many more altcoin than kraken, but they have also strict rules than kraken, you need id and other hassles if you go above the limit
