It seems even scammers are getting entitled these days Do you actually expect to receive serious offers on a home that you are only showing 1-picture? You have to show more than just a crappy roof to sell a house for $70,000+

As already mentioned the roof is metalic and covered with Zinc to escape corrosion due to high differences in temperatures during the year.

The 30BTC is not only the house but also the Gardn with 3000qm (0,3 Hektar or almost 1ar).

It is usual in region to sell the empty house, that why 20BTC is current price. for 10BTC extra one can complete a furniture you like.

As I said - if you want a house with a at least 1000m Garden,Land lot - Plot at least 1000m2 it is impossible to have for 20BTC.

The one you get in Armenia has 3000 m Garden, which means just getting a land for less than $20 per square meter...

With those high ceilings and concrete it's going to be expensive to heat in cold months. Those wooden floors also look like they're in a bad shape.

Depending on how armenia does it too theres a building already on the land so it's already got planning permission. One could simply take down the existing structure and build another in the contract of the planning permission.

It depends on what you want to achieve. If only the essentials I'd recommend adding styrofoam and plaster to all the outside walls to insulate the building. It would also make it look much better from the outside. That would cost about €3000 for the house of this size. Also old wooden floors in one of the rooms would have to be ripped out and new insulated ones put in. The cost would depend on the materials you'd like to use. The cost would go up starting from concrete<new wooden planks<concrete+floor panels<concrete+tiles. I'd also put tiles on those stairs outside.
You could also use some central heating in the house because I doubt that stove can keep the bathroom warm in Winter. Oh, and you don't have any downspouts. That's an important thing unless you want to have moldy walls

Current needs for reconstruction and renovatons are estimated to about 2BTC : incl. Internal heating system, water reservouir, renovation of internal doors and floor, Bathroom with Toilet and Shower in each room.
The goal of new owner is to make from it a 4 room B&B.
