Newbie, 4 posts and you are trying to sell a house in Armenia with almost no information or pictures? It seems even scammers are getting entitled these days Do you actually expect to receive serious offers on a home that you are only showing 1-picture? You have to show more than just a crappy roof to sell a house for $70,000+

I'm not even going to feign interest in this nonsense, because you're an awful scammer "Can you just make the down-payment now to secure your interest?"

You're being kind; that roof is just awful.  But by US standards, 30BTC for this house doesn't sound like a bad deal.  I don't know anything about Armenia though, nor its real estate market.   Is this place in a high crime area or what?   Looks like it would attract lots of bugs & rodents.  Good luck with your sale.  This forum is the wrong one to sell houses on.

As already mentioned the roof is metalic and covered with Zinc to escape corrosion due to high differences in temperatures during the year.

The 30BTC is not only the house but also the Gardn with 3000qm (0,3 Hektar or almost 1ar).

The market prices in that region of Armenia are similar, e.g. for 100BTC one can get almost 1 Hectar (10000qm ~ 2,5ar) Land with 6 Houses e.g https://www.list.am/en/item/7669586

The place is perfect for summer and winter vacations and located at the foot of mountain Aragats with which is over 4000m (13000ft) high.

The mountain is very popular for tourist from Europe, China for hiking, skiing.

I am sure if somebody would be interested to have a furnished apartment, house where he can spend time to time a vacation, we could come to deal.

BTC people always pay premium. If you pay cash for 120K basically one can get if not villa then pretty decent big house. Especially in Armenia.

For Premium investors above 100K I can organise that at least two similar houses but they will not have a such a big garden like this one.

It is usual in region to sell the empty house, that why 20BTC is current price. for 10BTC extra one can complete a furniture you like.

I don't mean to be critical about Armenia (I don't know much about the country) but for that amount you are asking (£65k) a buyer can purchase a property in many places in Southern Europe (Spain, France etc).

I am not sure that for £65k you can have a compatible Property in Spain or France with 3000qm Garden.

But point here is you can have a shack on 1700m high on a mountainous place paying with Bitcoins.
