Hallo, I live near a good univesity with about 50k students. Cost of rentals for students is about 200 Euro montly, and each house is about for 4/5 students, so renting an house pay about 800-1000 eur montly. Now i have opportunity to buy 1 apartment for abot 80k eur , so about 20 bitcoin . (I have about 27 bitcoin atm) Now i'm really confused about what to do! Because i think bicoin could move up over 10k eur in next 10 years, but this could be only an option because it could go to 100K or to 0.1... So if i hold i coudl earn more (or lose more). But if i sell my bitcoin in i buy this house i hill have a montly revenue (now abut 0.2 bitcoin ) and a full Roi in less than 10 years. I'm thinking to buy this home and to reinvest montly income for 60% in bitcoin , 30 in other crypto and 10% to use for house mainentance. What do you think about? **There are 2 other apartments for sale at same price: i don't have other to invest, but if someone is interested could contact me

buying an apartment just to rent and make money of it is oftentimes not the most profitable investment, specially if the price of apartments doesn't go up in your country/area that you buy it. also make sure to find out about all the costs that doing something like that will have. sometimes the "profit" is not as much as you think.
investing in a real business that you own is a lot more profitable, if you haven't yet made up your mind I suggest thinking about this a little.

Apartment value is about 130K . Seller need liquidity so it is a good opportunity in term of price . My only doubt is that i need to convert my bitcoin to fiat and i'm afraid that price continue to goes up .

I think that every investor has it. and you have to live with it. think about it this way, there is chance of price going up and there is a chance of it going down. speculate which one is higher and lean towards that. if you speculate the chances of drop is higher then sell more and if you think chances of rising is higher then sell less. either way if you need the money and can't really do anything else to get that kind of money then you'll have to sell. in fact I sold some coins myself recently because I am about to buy an apartment. and yes I have already missed on $500 rise but I can live with that because I still have bitcoin and I am still buying/earning more if I see an opportunity or if I get some additional cash.

With LN and more features coming? I doubt bitcoin will take ten more years in order to reach 10k $. I don't advice going with this investment, hodling could be much more profitable. I'm not sure that I could give you an alternative investment for passive income but If you got the skills (or the people who do) then starting a bitcoin business could be profitable (as long as you are offering something unique, people will use your service).

No, i don't need advice about passive investment (i'm a financial trader so i have my business ). But i think is time to start to move bitcoin into real life because if they remains into a virtual range, we risk a liquidity trap .

My only doubt is that i need to convert my bitcoin to fiat and i'm afraid that price continue to goes up . Your fears are justified, price will rise and $10k is not so far away anymore. "Apartment value is about 130K" "Cost of rentals for students is about 200 Euro montly, and each house is about for 4/5 students, so renting an house pay about 800-1000 eur montly." You will need 130 months to reach ROI, that is 10 years and little more. With bitcoins in same time you can make far higher profit, just in next year from now you can double your money without having much work like you can have with buying apartment, cleaning, setting it up. I would stick with bitcoin, but it is your decision in the end.

But i have only 27 bitcoin , so i need to sell abut 75% of my bitcoins for buy this home.

What do you think about? **There are 2 other apartments for sale at same price: i don't have other to invest, but if someone is interested could contact me I suggest from the total of all your assets you try to divide 3 parts, 50% for the apartment, 30% for bitcoin, 20% for your life needs. I hope this helps you in managing assets to invest in the future.
