The ownership transfer will be handled by lawyer through gift or other ways as selling for bitcoin is not legal in India. The deal will be finalized after meeting with my parents in India, I might also come. Meeting will be done as the buyer sees fit, showing the land can also be arranged. After the deal is final we will provide bitcoin address where payment will be done. I am NRI so I can covert Bitcoins to my desired currency outside India. Everything will be done legally and in white.

Such deals will end up in a big mess.

Tax authorities will surely get suspicious if a property is "gifted" to unrelated person.
