Planning to Build a Cloud Mining Location

Hi,
    I am planning to purchase land and construct a cloud mining location. I have already have plans in the engineering stage and am looking at different locations. I don’t have funds to complete the project on my own but am looking to get funding in exchange for hashrate contracts. Should I look into general crowdfunding options or starting an ICO? If you don’t mind, explain your reasoning. Thanks in advance.
