I am a real estate entrepreneur in SF Bay Area, I have a background in tech having previously worked at an early stage YC Company and was backed by 500 Startups for my last startup. I have been investing in bitcoin for 4 years and am excited by the growth.
I have a number of real estate projects in the pipeline, that I would like to see how I can use crypto as an alternative financing tool. In my mind it seems like an attractive proposition for crypto holders but would love the communities feedback.
I basically see it would work by creating a new company with people buying equity in the company that directly owns the real estate project.
Would love input.

I'm also looking at crypto as an alternative financing method for RE I already own. Have done a bit of research into recapping assets via ICO and other potential avenues. Regulatory risks seem to be the first hurdle to overcome. Let me know if you're still looking into this and we can share notes.

By "YC company" do you mean Y Combinator company?
As for using Bitcoin to finance real estate project, i imagine it would be the next highest level of the bidding war...as in the speed at which I can pay you. Maybe as a seller I'd accept $1.2M (instead of $1.3M) for my 2 bed condo in Noe Valley if I could receive funds within the hour as opposed to 30-60 days from now. I realize there are other activities that go on in the closing process, so maybe the immediacy of payment is better for unique sale situations - foreclosures come to mind, when the typical inspections aren't allowed/pursued.
Lending is tough with Cryptocurrency because transactions are final, but obviously knowing the parties to a contract makes it easier to pursue litigation if one party breaks the contract.

I think there is huge potential in the property space for blockchain integration and tokenization.
Like you said, people could buy a stake in a property and get dividends from the profits derived from the property.
Another angle is to get property title deeds to be moved onto blockchain. This would make transfer of property ownership an absolute breeze.

How would Bitcoin enable this better than fiat currency? The utility you're speaking of isn't possible only through bitcoin or blockchain technology. Another angle is to get property title deeds to be moved onto blockchain. This would make transfer of property ownership an absolute breeze.
This is probably the best use of blockchain technology for real estate. And I'd go one step further than record of property ownership, and include all records of upkeep and maintenance over the house. This way the history of the home and it's care is infinitely more transparent, which will bring better and more honest valuations to the market.

I've seen in a newspaper about a company in my country that facilitates real estate transaction in cryptocurrenies. The approach they had was to make a deal with a certain exchange, since the seller need fiat, the taxes have to be paid in fiat an so on. Maybe you should try to go in a similar direction (deal with an exchange) to be able to sell either for fiat, either for crypto, depending on what the customer wants.

Hi, It is nice to combine crypto with property, both of them is a good thing for investment. But I think there are several project has linked both of them, now there is a crypto-property project which is carrying out an ICO. The project name is bitproperty, I think they are quite good.

Tokenizing individual properties would make them much more liquid than a traditional LP interest. And would facilitate diversified RE investment by retail investors. Basically, taking the concept of a publicly traded REIT and applying it to individual properties. A promising concept which has yet to be executed.

Hi all, asset tokenization it's absolutely a great opportunity and RE it's probably one of the most interesting. The RE acquisition/selling process has been the same during the last 80/100 years! Blockchain and tokenization, not only provide you with the possibility to let the people pay with cryptos but give you the solution to the biggest problem affecting RE investments: liquidity. Investors, are often reluctant to invest in REITs or simply buying properties since their money will be locked for quite some times. Crowdfunding platform were a solution but even through them, you money will be locked till the proyect will be concluded (debt) or you have to relay on somebody you don't know and that might jeopardize your investment (equity). One of the best achievements, by far, in creating a RE blockchain platform is that you'll allow investors to have their own exist strategy, in the moment the want, by simply exchanging their token/s onto an exchange. By allowing this exit strategy, there would be plenty of investors willing to reconsider investing in RE if they'll be confident they will have access to their money at any given time. Possible applications are quite ample....you can decide to setup the first Crypto REIT or just wann have a crowdfundnig platform with the added value of blockchain transactions registration, thus building a private property registry. Regulatory risks....quite negligible if you play transparently. If you setup a REIT, most probably you'll be mostly dealing with accredited investors so the problem is not existing. If you wanna have your RE Crowdfunding & Blockchain Title Registry, well...just chose the right jurisdiction that would allow for less headaches and if you wanna have US investors on board, get a Reg.D authorization. BTW, what would really make the difference with your platfrom would not be the crowdfunding plus the blockchain registry di per se, there're a lot out there already, but a series of additional features that would turn your one into a killing solution. I'm talking about integrating your platform with IoT features, energy saving and green building certification togethere with the full history of the property/building from its groundbreaking. You will provide an entire set of valuable information per each property on your blockchain and at the mean time, create an added value for the property itself.
