Condo fee is 900 Euro per month?  What the hell do they do for that kind of money?  So this apartment is rented at a loss?  How does that end up working out for the current owner?
If you're searching these lines for a point, you've probably missed it.  There was never anything there in the first place.

Pretty sure he made a mistake and it's 900€ per year.

In his calculations of the net profit:
(475 * 12) less 1200    = EUR 4,500

1200 = 900 condo fee + 300 real estate taxes.
Signature space available for rent.
