There are projects that promises to get listed on binance but never get to be on it, not even on binance DEX. Your first point is the most deadly because it preys on humans urge for quick return, carefully looking at them I see no difference between them and HYIP or Ponzi schemes. True! Never invest in the project that gives discount on time basis. As soon as coin is listed on any exchange, early birds dump their coins and coin never recovers such dump.

Currently many projects that have sprung up are almost have same concept with the existing, examples of real estate, gaming, token based precious metal and others. I think that the easiest way to make sure the project is honest is to contact the exchange and find out if the negotiations are going to be negotiated with them by the project regarding listing.
If the exchange confirms this, then everything is in order.
