The source code is public and you can get the source code of this project from the project's Github page at the following link:
https://github.com/pancakeswap

If you want to develop an exchange based on the source code of this project hire a really good team of engineers and patiently develop the project carefully. There are too many DEX(AMM) on BSC right now so the projects that come later need to make a difference to succeed.
