Hi all! I am trying to acquire some bitcoin and rather than take out a loan, I am going to sell one of my properties and use the equity to purchase crypto. Perfect opportunity to diversify some of your bag holdings into real estate if you have been on the sidelines. I thought I would post here first before I list it on the public market next month in March with a realtor. This gives you plenty of time to make a trip out here & tour if you are interested.

Location: Downtown, Las Vegas, NV USA

- No state income taxes here! Many rich people are moving in from California to establish residency here because of this. Housing prices continue to rise.
- One of the hottest selling condo buildings in Las Vegas right now

THE UNIT / PROPERTY DESCRIPTION:
Massive 2-story luxury and modern condo. Aprox 1860 sq ft, 2 bedrooms, 2.5 bathrooms, in a mid-rise tower but has a very unique & rare floor plan. It is on the 1st floor so you have your own 2nd private door w/ direct street access. Great for letting family/friends have access if you aren't in town, bringing in groceries, active people, or those with pets. It's like living in a house with the convenience, amenities, location, & security that a condo provides. The first floor has the kitchen, living room, laundry room, half bathroom, & a private terrace outside. Then upstairs on the 2nd level you have another living room or loft, 2 bedrooms, 2 full bathrooms, & an outside private balcony w/ some mountain views.

NOTICE TO INVESTORS:
Rentals ARE allowed by the condo association of 30 days or longer! The few other similar units that are next to mine, I have seen rent for $4000-4500/month posted online. It would make for a good income producing property.

SELLING PRICE:
I am asking price of $650,000 (BTC equivalent of USD price at time of sale) and including it FULLY FINISHED! I am also open to splitting the payment method up. (example: some with bank wire, and the rest in any popular cryptocurrency coin) Entire unit was completely renovated in 2022 with ALL NEW:  Flooring, cabinets, quartz countertops, Smart Wi-Fi Samsung appliances, etc. It is 100% turn-key move in, just bring a tooth brush. Everything inside transfers to you. Newly purchased 3 adjustable memory foam beds one being Tempurpedic, 2 sofas, 2 VariDesk standing computer desks, 2 mounted 75' OLED smart tvs, & much more is included. The county assessor has the unit valued at $760,000 for year 2024. I personally think that is a little high and would probably sell around $675k on the market.

Redfin says in the last 12 months of 40 other sales in the building, the average sales price per square foot is $375.. so this is still priced under that at only $349/sq foot along with this unit having around $30k in new quality furniture and appliances. You don't require a vehicle in Vegas, but it is nice to drive to all the wonderful national parks, surrounding stuff outside of the city, and Los Angeles is just a few hours away. If you are interested in a vehicle, we can negotiate that into the sale as well. I have a 2022 SUV w/ only 4000 miles on odometer and under factory warranty w/ service maintenance prepaid for years.

OTHER FEES & THINGS TO NOTE WITH CONDO PURCHASE:
- The electric bill usually will average around $100 month (Jan 19 was $108 & on Feb 14 was only $42.... obviously depends on AC/heat used)
- Property taxes are cheap in Nevada. You pay them once a year. Last year I had to pay only around $1600. Most home values this high in other states would be $9000+ a year!
- There is a monthly condo HOA (home owners association) fee. This is $810/month. It sounds expensive at first, but if you do the math on how cheap the property taxes are + maintenance/stress-free living.. with all the amenities included, it is extremely fair compared to other HOAs/condos. I will prepay the first year of HOA fees for you as well! The HOA amenities exclusive to residents of the building INCLUDE:

- Giant heated swimming pool outside that is open ALL YEAR long. Never packed & usually empty for your private enjoyment! Hot tub, cabanas w/ gas grills, fire pit, outdoor movie theater
- 2 story private gym access in building
- All water usage included + natural gas (stove)
- Master insurance on the building
- 24/7 security and front desk concierge for receiving packages, etc.
- Amazon & MINT lockers
- Dog walk & EV charging stations
- Secure gated parking garage with assigned deeded parking space that fits 2 vehicles
- A shared roof top vino deck w/ strip views in the distance
- The condo association has millions of dollars in the bank for reserves. It is financially healthy, the building was constructed in 2008, and is VA + FHA approved w/ only 3% down, which is very rare for condo buildings. It shows you how well ran it is.
