Only gold is known to be a safe haven asset currently. Real estate gives passive income but it doesn't mean that it gives good profits compared to gold and bitcoin in the long run. Real estate is a good investment but I prefer bitcoin and gold to it.

This depends on the location of your property, if it is a piece of land located in the heart of a bustling city. Not only does it give you a huge passive income every day, but its value can also increase exponentially.

Build an estate is very expensive which makes it only for the rich. I have seen many abandoned buildings just lying there without anyone renting them, how do you expect income from a property that's not in use. While it is a very low risk investment, it's also a very high entry one too. Not everywhere in the world where you can buy a plot of land for a thousand bucks, for example any house near me worths at least 300k dollars, mainly because most people like me who inherited from their parents and not bought it, which means that we do live in a very expensive house that we wouldn't have been able to buy it ourselves even if we wanted to, nobody here makes that much money but we live in an expensive place thanks to our parents that did it in sixties and seventies.

So if I wanted to buy a house here, it would be 300k, how am I suppose to find that? Sure it would be an amazing investment, rent alone would pay that back eventually, it s a great idea, but that initial cost is way too much.

Real estate can be a good investment because land is limited and its value increases over time. However, it may not be as certain as you think. In as much as something is called investment, it's risky. Nothing is absolutely sure when it comes to investment. It's like biscuits. You can't ascertain when it breaks when subjected to pressure. That's why there's no absolute that an investment can't go wrong.

I've seen a few people who went into real estate investment that didn't turn out well. Some of them bought lands that later were discovered to be in family dispute. Some bought properties that were later taken down by government for lack of proper documentations. So, that's to say there's no investment without its own inherent risk.

It also has its own liquidity and proper valuation risks. In terms of a proper safe haven asset, i would say gold may come out on top. IMO, real estate is over inflated market all around the world. The real estate sector is currently facing a lot of issue and so, it is even wrong to at this point tag it the best or safest sector to invest in. most of the people in the sector don't care much about their customers, they are mainly after pushing out the properties and pays little attention to how the buyer copes with his asset. even when we compare the extent of appreciation of land to bitcoin, it still stands out that bitcoin stands strong and powerful because owners have complete ownership of it and can at whatever time they feel like doing whatever they want to do with it, use their asset the way they like. such luxury is very far from the real estate sector.

You bought a house and it generates costs every month. You have to pay property tax, electricity bill, because even when you turn everything off they will charge you for having a meter, same with water and sewage. Then there's a threat of damage, burglars, fire, leaking roof... You have to maintain everything, cut grass. So you can't just let it be because you will never make money, you have to rent it out.
What if they stop paying you and refuse to leave? You will have to go to court and pay a lawyer...
Also, you can't sell a house fast. Selling an apartment usually takes a month here and a house can take a few times longer.

Profitable Investment for the long term, actually there is nothing wrong with investing in property but for someone who does not have other investments especially in youth I think there are still other types of investment that are more profitable, investing in property is the same as saving assets so there is no excessive profit that we can get so I do not recommend this investment for someone who does not have other investments.
But when it comes to security, I have no doubts about real estate investment, in fact I think it is the safest investment.
