As someone who has been looking at AI images since early 2022 I don't think it's pure AI, more like a well done traditional photo edit or some combined AI output with a real photo.
Maybe some enhancement tools in PS or a similar software with some AI prompt capability were used.
Just did some research, the photo of the bar seems to originate from here:

That said, the reflection of the table surface as well as the paper looks insanely realistic.
The text does indeed seem not hand written but most likely digitally added, as some others pointed out, its blurry edges are very untypical for a real writing.
With enough effort and digital tools getting better each day, it's just a matter of time when fakes become completely indistinguishable from the real thing. - So always use escrow for anything of significant value.
