Is it common practice in your region to club someone on the head and then claim it is now your car?
Russian regions will devour Russia not the other way around. It may lead to a avalanche and a lot of regions break free around the world.

Technically, nobody can own any land* as there would have to exist a legal contract with the creator. (* except Qatar’s artificial Islands or Richart “Rishi” Sowa trash paradise )

personally, I feel that when it comes to peace talks between two countries on each others neck, the number one focus should be to stop the war from escalating further, doing everything to protect the innocent civilians and having respect for international law and any deal that actually allows the other side to keep and control the already captured territories or even keep the resources that ordinarily belongs to the other side could be regard as an unfair deal. A fair deal can really be very complicated when it comes to Russia & Ukraine, but if they want a balance & fair deal, then they should negotiate in a way that guarantees the sovereignty of Ukraine, since they can be classified as the underdog in this case and they should find a mutual way to cooperate with each other for econimical growth going forward instead of all this basless territory grabbing. They can't keep fighting forever, they need to find a conventional way to co-exist side by side without allowing any external actors coming between them.
