Selling your property with Bitcoin

Hi all,

I am trying to sell my property and I accept Bitcoin payment on my Binance account. Here is the official website of the house: https://modernvillaitaly.link/. It's located in the north of Italy in a beautiful area around Milan and Como. Any advice on how to find channels and interested people in the crypto market? I know about https://cryptorealestate.cc/ but I would like to know more channels and possibilities.

Great house, aren't you going to have some issues with taxes when you sell it on Bitcoin? I mean, it is just a huge amount of money; it might be flagged as suspicious in some countries.

I mean it might be safer to just sell it on your currency, right? Then just to the thing invest that money in Bitcoin It is just the safe thing i guess.

Obviously bitcoin offers the flexibility to make the transaction within a minute. The buyer can send thousands of Euros in 10 minutes without having to worry about any middle man and complete the payment.
Not encouraging this but yeah, both the buyer and seller can evade tax if they make the transaction in bitcoin but I will still encourage people to pay their taxes to avoid any legal issues.
Also, the buyer will be able to save up on fees. So yeah, at any point, bitcoin will be the better choice for selling properties given that it is legal for payments in the country.

In Italy the sale of property is legalized and this is as reported in this article, for taxes do not know exactly what percentage maybe in Italy the tax is high for the sale of property.

If you want to sell your house that's not an issue at all and getting a buyer is not supposed to be a big deal. It's only a big deal that you're looking out for buyers that are in the crypto niche and for that, it might be a bit deficult to see one just like that.

If you see someone that's willing to pay in cash or fiat, you can still sell it in fiat and afterwards, you can easily convert your fiat to USDT or BTC. Selling your property with bitcoin is only possible if you've already seen a buyer that's willing to pay you in bitcoin as an exchange for the house you're selling.

It was a mistake. I have corrected it. Thanks for the quote. Well if the Op has enough properties and he is into Estate business, he can sell it and even though he is not in Estate business but has enough properties and decided to sell this one. He can sell it and invest in Bitcoin. It is a good plan. There are some theorists who believed that it is not good for an individual to own plenty properties because you can't use all and most of the properties would be a waste. When you die nothing will fall him to the grave. So if there is another property for him to use. He is free to sell. And if he is looking for a good channel to sell. It is not here that users will tell him where to sell. If he has local board,he should do that in the local board and not the public Board.

I would not advise anyone to be keen on dealing with a newbie on the sale of a property. There are way better options for someone looking to buy or sell a property.

Why do you want to sell your house with Bitcoin? Will you get a tax deduction for it? Or do you want to invest the money from selling your house in Bitcoin to earn a big profit from it. You can sell your house in your country's local currency and then buy Bitcoin with it. But why are you deciding to sell your house only with Bitcoin?

Already you are on the wright track. Above cryptorealestate, aim on the gathering place of crypto people. Make in post in Bitcoin and crypto Twitter, mostly in accounts where discussions about self custody and real assets are made. Then share it in Telegram and discord groups aimed on Bitcoin, expats and high net worth holders of crypto. Forums such as Bitcointalk and Reddit communities connected to Bitcoin and European real estate should considered. Make highlight clear on legal structure, escrow options, and clarity on tax. Trust and transparency do really matters even more than just the listing itself.

You made a point, I was about to mentioned that and some of the red flag or obviously hard questions that we may need to ask to get clarification on, alot of time Real estate business is mostly patronize by people leaving in the same location rather than international clients, although Bitcoin payments can offer that flexibility in payment what I am concerned of is documents verification and signing, what arrangements do the ops have for that, we need to know.

There is not that much platform that offers real properties for Bitcoin. And I don't know how many successful sales happened there. I've searched for a few but they look like some old ICO websites that have this kind of proposal. If I were you OP, I'd follow FMC's suggestion of selling it in fiat/cash and then use that money for buying bitcoin later. You can go hire for some agents or partner with as many as them and they'd only take commission from you once the sale is done or have some real property agency near you that you can tie up with.

Why do you prefer to sale it in Bitcoin?
You can make things easy for yourself by selling it with your currency then you can latter buy Bitcoin, and since your selling something significant as that you will need some paperworks too, and using your currency will be more easier in that aspect as well.

I guess the OP wants to avoid paying tax on the sold property but, that’s in the event that the property does exist at all and all we are seeing and admiring now isn’t AI generated.
Maybe the OP just don’t want to be tied to the transaction after it’s all done but again, that shouldn’t be and there clearly should be some fiat payment option.

On things like this, I figure you should go old fashion on it before giving it a go on payment, have to go see the place along with necessary research on registry with the government and more. Don’t know how this is done in Italy but, the procedures of acquisition should be relatively same.

The only way to sell your property and get wide audience while still offering bitcoin as payment processor is to advertise in web2 marketplace and write in the description that you accept bitcoin.
There are no established and popular marketplace for property in the crypto space right now that I can think of, I doubt you'd find one.

Maybe just sell it on facebook marketplace or forums. Other than that like other said, just convert the fiat to bitcoin.

For me it is not necessary that you sell it with Bitcoin, you can just sell it with fiat if you see a buyer and use the fund to buy Bitcoin in any of the exchanges and stack it in your non custodial wallet. But I see no reason why you need to sell this house except you have many property but want to only sell one. House is also an asset apart from Bitcoin. You can decide to rent it out and use the money and invest in Bitcoin plust other Small money you get. But if you insist you can still look for other places to advertise it apart from the crypto buying websites.

Turn the table around, can you buy a property from someone who created a new account on a forum? It makes no sense and this is how many people will be feeling with your topic.

It is better to sell your property offline and use the money to buy Bitcoin if truly this is what you want to use the money for, many buyers will want to pay in Cash too rather than using Bitcoin.
