I did some research about this lately and I have noticed that almost all the billionaires in Nigeria are now into real estate and most of them build and buy those houses in the name of their children. For example, let's look at the case of ochacho and peller, the 400m house he gifted peller belongs to his son. Will the building appreciate with time? Yes, but it all depends on the location and the economy of the country, and sometimes the government. Bitcoin doesn't depend on the economy of a country, government or the banks to function. Bitcoin are heavily influenced by global macroeconomic conditions.

We have seen cases of government destroying their homes, without even compensating them, I mean this is Nigeria and anything can happen. We also have land fraud when a land is being sold to two people and this will lead to a long dispute, and you will have to spend money in court and all of that. But in Bitcoin, no government is coming to freeze your account or just block your Bitcoin wallet, you own the master key of your wallet and no one is authorized to use it without your consent, you will sleep even better knowing fully well that your Bitcoin is safe in your device instead of some government land that is about to be demolished.

We also look at the difficulties people go through just to sell the house or transferring the land/housing requires a lot of documentation and legal procedures, taxes, time and energy. Why go through such stress?

Your Bitcoin is in your device, if something happens to that device, you can simply get a new device and login your Bitcoin account and wallet into your new device. But you can do this with your house. If something happens to the land, you can't move out your building, if something also happens to the building, you can't move out your land. You are stuck.

Let's also talk about the maintenance of the house, as time goes by, you will be paying your tax, you will have to fix, change, decorate and upgrade some old designs around the house. But in Bitcoin, you don't need need to spend money to keep it in check. You don't need no renovations. Just buy and save, without stress.

You have a point sha, building of house and having physical properties have it's cost of maintenance and all but, lets not forget that houses and physical properties have it's own advantages over crypto. Bitcoin investments is good as it has been predicted that crypto is the currency of the future, but from my point of view nothing beats a physical property, one which you see and own through the legal process and can hardly be taken from you. Bitcoin is crypto, thought is popular and high value but it's not as safe as a house, because we can't accurately and truly tell the future value of Bitcoin if it's truly going to appreciate more or depreciate.
      As times goes by the value of land and property especially in Nigeria here, keeps appreciating day by day but so does Bitcoin value over time, so I would say both houses and Bitcoin are good investments for your children and one shouldn't be discouraged over the other.

You're right Bitcoin is one of the greatest investment their is if not the greatest because of it's potential, and in the long run it will be more valuable than owning a house if all things are to go well. The value of a house depreciates with time and in the long run Bitcoin will be more valuable but we still need to note that no investment is risk free even though long term holding can give us more value but it's still not guaranteed because of it volatility and there are other risks associated with keeping Bitcoin like the safety and security of your wallet which must be taught to your children just as you've mentioned.

There are many reasons why Bitcoin is a better investment but many people in this country believe in a more visible investment than owning some invincible investment where you're shown numbers. It's just the way of our society but Bitcoin is the best investment there is.

When going through your post here, I just believe that you were talking about the disadvantages of investing in real estate, but am not surprised because anything that have an advantage must surely has a disadvantage, just like Bitcoin, gold and real estate, but as you have pointed out already, the best security to your investment is to diversify into different investment because all your investments would not collapse at a time, that's impossible. But if you invest only on Bitcoin, gold or real estate, if anything happens to that asset you invest heavily on, you will be crippled or in serious problem financially, so diversification is the best way to avoid that.

You are a Nigerian, and I guess you already know that Bitcoin is priced in dollars to Naira if you want to calculate it for selling or buying here in Nigeria. However, it's also obvious that you don't really know that the dollar rate can literally manipulate how much you earn on Bitcoin.
In case you don't know, what I mean by manipulate is that if, in the future, the economy of Nigeria regains its value and the Nigerian naira begins to rise, the value of the dollar will drop, and so will the profits you will get from Bitcoin because it's priced in dollars to naira for someone who's in Nigeria.
 
Obviously, we only talk about the negative side of this here in this board, we don't normally talk about the positive side most times. Let's not forget the fact that things might change in the future, and the economy of Nigeria might not be like this, or worse, but much better than its current status. And if the economy gets better, even those who bought landed properties for their children will not lose anything. My point here is that Bitcoin investment is profitable, and sso is landed property.

Remember that before we should invest in bitcoin we need to take care of our basic needs first then what ever that is left can be used to buy bitcoin and i see shelter as one those basic things that human need in life. Having a home is important and having a house can't also prevent you not to invest in bitcoin, bitcoin investment can be done gradually when you see that you have your discretionary income available which comes after settle your most important needs.

I support Bitcoin 100% but it's not the only investment option, real estate is another investment option that's very good even before the existence of Bitcoin and can generate good ROI for long-term if managed properly, it's not good to lay all eggs in one basket so both can work together, for instance if anyone has held long enough for withdrawal stage the person can diversify into real estate and get more income to keep sustaining their Bitcoin investment. Bitcoin is a very good and trustworthy investment option but real estate isn't bad too.
So you would choose Bitcoin over buying land in Nigeria, be honest? 

I don't discriminate against owning Bitcoin as an investment. In fact, if I'm to choose, I won't pick one over the other. Rather, I will use half of the money I have for the investment. Put half into Bitcoin investment, and the other half into real estate.

When it comes to investment, I think building houses for Commercial purpose is not wrong, as money earned from rentage can also be used for Bitcoin investment, and in the other hand when you invest in Bitcoin for your children, and the bitcoin investment eventually matures , they can equally use profit made from Bitcoin  to buid houses also.
 However, if you choose to invest in Bitcoin for your children, ensure as they are growing up, you teach them how investment in Bitcoin works, because if your children are not taught about Bitcoin  investing, and does not understand it properly, they will likely put all your effort in a mess by selling the Bitcoin asset at a premature stage.
Investing in Bitcoin is indeed a very good idea, and can grow your investment multiple times within a decade, and Bitcoin has been one of my favourite digital investment, and will invest in it for my children even if I have made other investment for them.

Bitcoin is a safe asset when it comes to investment, and that is the more reason why many people are struggling to have it in their portfolio, and for those who have long term tolerance in investment, I think they should make the bold step to invest their money in Bitcoin.

The ending part of your post sounds so funny, who told you fake Bitcoin cannot be sold to someone of cause it can be sold to someone, the rate of scamming is increasing everyday, I think there was a post someone was saying a customer sold fake USDT to him so this is very possible especially when someone doesn't have idea about how this thing works. It is true that Bitcoin can not be claimed by anyone unless the person has your seed phrase which means he can easily move your asset without you knowing.

Real estate is a good form of investment, however it has quite a few responsibilities and risks. Your property could indeed go up in value in the long term but location, government decisions, global circumstances, tax duties, cost of maintenance and of legal issues can decrease its value. Disputes regarding land issues or even demolitions may even cause significant drawbacks.

Bitcoin functions rather differently. It is after all a digital asset and therefore does not have to be tied to a tangible plot of land where it could eventually have some issue to be extracted from. With the right way of self custody, the owner is really the sole controller of that money using private keys. Plus it is transportable without having to be maintained, taxed or renovated.

However, it still has its own risks of course since its value may fluctuate wildly and global economy factors would play a part. Or even that, owning some bitcoin through private keys may render you able to actually possess them or you are forced to lose them with no way to get back a single unit.

Therefore, instead of concluding that this is better than the other, I think these are just different pros & cons and a balanced strategy should indeed be chosen over having money tied to only one thing.

A good plan for the future would be if a father could save Bitcoin for his child. Building a house will not improve much in the future, so I think it is better to create a wealth for the future by just providing food and shelter for the children. If a person saves Bitcoin for his children for 10-15 years, then when it reaches a very high value, it will be possible to buy a luxurious house with a fraction of a Bitcoin. Therefore, just buying a house will not make the future of the children beautiful, but it will create a wealth for them so that they can be financially independent in the future. I think such a plan is really interesting and if someone has planned such a plan, I applaud him. Moreover, I should make a plan so that in the future our children get acquainted with Bitcoin and they become financially independent from the Bitcoin investment we make. Buying Bitcoin with half the cost of building a house will make it much more valuable in the future, so taking this interesting step will do something good in the future.

A simple way to look at it is that real estate and bitcoin carry different types of risk.
Real estate can actually appreciate and generate rental income but it’s highly dependent on the location and jurisdiction. Real estate values could also be affected by local economy and conditions of they area the property is situated. Since real estate ownership could involve land documents, legal binding and disputes, government can actually regulate its affairs.
But for bitcoin the network doesn’t depend on any government or banks to operate. With self custody, control controls of fund come from just your private key. And even if your wallet is lost or damaged, the bitcoin can actually appreciate be recovered using a correct back up seed phrase.
I don’t want to say Wch is better, both has risk it all depends on how you handle them I’ll rather do both the real estate and stash some bitcoin as well

Have you ever thought that the Bitcoin you have accumulated with your hard-earned Naira over a long period could be lost forever because of just one mistake, with no way to recover it afterward?

If there is a problem with the house/flat documents, you can get it back through a lawyer as per the court order but if you lose the seed phrase once or the wallet gets hacked, then your lifelong dream is over in an instant.

No matter where you invest, there will be risks in every case, and different types of investments can create different risks and complications, and you have to manage your investment properly. Therefore, it is wrong to compare Bitcoin with real estate.

With house you have a place to live, but you know say you no fit live inside your wallet abi? It is good for person to first value shelter and their security before anything else, that is why I don't think buying house for your children is a bad thing. Bitcoin is a good investment even better than house but it is still good to first of all secure a place that you or your children can live. The price of house keeps getting fucking expensive everyday, so if you have a way to get a house now, it is better that person do it, because the price of house will still go o up than it is in the nearest future.

If person have enough money to buy house and also invest in bitcoin, then the person can go ahead, because both of them is good investment which can bring profit in the nearest future. The person can by the house and rent it out to other person to use till their children become of age to take full control the house. The price of house is expensive now, so person can make lots of money form it. And while doing that they can also be ongoingly investing in bitcoin, and out methods in place to safeguard the seedphrases.

Investing in bitcoin is a good thing, but that doesn't automatically make investing in real estate a bad thing. You shouldn't ever be advising people to not buy properties like houses, no matter how you look at it a house will always be an asset.
Plus even with everything you just pointed out you still can't say bitcoin is perfect, recently a lot of people lost their bitcoin, it was a major development here on bitcointalk and what that proved was that our assets can never be 100% safe no matter how much we try.
You can advise people to invest in bitcoin but I think it's wrong of you to tell them to not value real estate, after all there are different ways to make money.

OP there are several factors that may make an investor more likely to consider investing Bitcoin.

However, I think it is a wiser decision to invest in different places instead of investing all the money of a person's life in one place, if we can diversify the investment, this reduces the investment risk and increases the possibility of making money. Because it is not possible to guarantee that an investor will definitely be successful by investing in one place, so it is good to have diversity.

It is true that no one can interfere with it buy and holding Bitcoin, it is completely limited to the control of an individual. The government can seize land for the development of the country if it wants, but if the landowner is the owner, he can seize the land after understanding the due value. This can be done because it is under the control of the government, but buy and holding Bitcoin for a long time, the government of any country can never interfere with it because it is completely decentralized. Op, you are right to some point but land or house is also a great asset if you ask me and it is also a good investment just like Bitcoin so what someone will do is to pray against these factors you are talking about that can be of a negative impact and I believe there is nothing God can not do. Bitcoin investment is not all rosey just a quick reminder because you will need to be patient, consistent and also make sure your seed phrase is always safe and secure because it can be really crazy if it is not kept safe.
All investments have risks, so in my opinion, land and houses are also great assets and a good investment like Bitcoin. To be honest whether we invest in Bitcoin or real estate, first of all, everyone needs a home, that is, shelter, so I think it is completely unreasonable to buy Bitcoin instead of building your own house. Especially in a country like ours nigeria, having a house is very important because the rent here is increasing almost every day. Besides investing in Bitcoin and real estate is also possible if a person is able to earn enough money so that he can freely invest in both.  

Many people consider Bitcoin as a better investment than home ownership because we think investing in Bitcoin offers the opportunity to build generational wealth and if the value of land increases, it may not be comparable to holding Bitcoin because maybe everyone has noticed this the price of Bitcoin can suddenly skyrocket. However it can be taken that after holding Bitcoin for a long time, it becomes easier to build a house by selling it profitably and it seems to me this requires accumulating a sufficient amount of Bitcoin by investing it through a discretionary income.
