Leaving in a country that is prone to war and natural disasters is a downside but should not be a good reason not to live a good life which includes buying a house when you can afford it. There are also other options and better sources of investment that could keep your finances in check, stable coins are not investments but savings in my opinion, because they do not have any appreciation or depreciation value. Wow, i don't think investment will be the first thing i think if there are any high probability disaster and war in my country. The very basic need of human living is food to be survive, so i will prepare for food resillience. Me and my wife have start learn plant and grow our own food and food and preservated of harvested product.

As motivation we as moslem living with the belief that famine/ starvation is an unavoidable trial of the end times, an era rife with war and extreme chaos. So we want our kids learn to face those day with preparation as early as possible. So on war and disaster emergency situation the most important thing for survival is food, water, medicine, ability to cook and community support. Don't forget both war and disaster usually cut supply chain which will cause food insecurity.

MY family second preparation are saving as much as emergency fund not only for months but years with consideration daily needed, recovery cost, and relocation cost for long time period but on war condition don't we need war escape plan. What motivated me to do saving are how long my family survive is our income is zero ? I will separated this emergency fund for cash in case no access for electricity or internet, bank account, liquid asset and gold.

So the question at hand is not if people should invest in cash. Crypto or real estate. But in how they diversify their investment portfolio. Natural disasters can impact property. Renting assets like cars are bad decisions, overtime you'll spend more than you should've used to buy yours.

We don't have control over natural disasters that sometimes affect our physical properties but that doesn't mean we should not invest in physical properties at all. If you have enough money, you can diversify your physical investment in various locations to avoid losing them at once when disaster happens in one of your investment location.

Your proposed option is good but it's not perfect either. Either USDC, USDT or other options you listed, they are stable coins but at the same time centralized. Anything centralized means you are not in full control of the assets. The company that issue the stable coin can take action on your coin beyond your control.
