Why we built itWe run a small mining setup on the BC Hydro grid in the Comox Valley (Vancouver Island). Over the last two years almost every conversation we had with miners, developers and brokers ended at the same question:
"what would it cost to build here, and what would it earn?"The options were a months-long engineering study or a spreadsheet that went stale the day a utility filed a new tariff. So we built a model that answers it in seconds, keeps its power and tariff data current centrally, and can be embedded on anyone's website.
What it doesPick a build type, a location, a cooling setup and an accelerator class. The whole model recalculates instantly.
7 build types- Hyperscale AI factory
- Neocloud / GPU-as-a-service
- Powered shell (lease the megawatt)
- Bitcoin miner retrofit: convert an existing energized mining site to AI hosting
- Modular / prefab
- Edge / micro
- Hybrid mining + AI: keep hashing while the AI side is built out
Every US state, DC and all 9 Canadian provinces- US sites price in USD with the state's large-load power rate, interconnection queue, construction cost factor, property tax and sales/use tax applied
- Large-load take-or-pay tariffs are itemized, e.g. Dominion GS-5 (Virginia) and the AEP Ohio data center tariff
- Canadian sites price in CAD with provincial rates
What you get back- Facility load (IT MW x PUE, i.e. what you actually buy from the utility)
- Rack and GPU counts, capped at the physical limit of your cooling choice
- CapEx by line item: shell, electrical/mechanical, cooling, network, land, utility contribution, soft costs, accelerators
- Annual MWh and energy cost
- Revenue ($/kW-month for hosting and leases, $/GPU-hour for neocloud, a blended split for hybrid mining sites)
- EBITDA, margin, simple payback, and months to first revenue (build time + grid queue)
Example from the demo: a 50 MW powered shell in BC at 120 kW/rack with direct-to-chip liquid cooling comes out at about 417 racks, ~C$872M CapEx, ~C$117M/yr revenue, ~C$85M EBITDA and roughly a 10-year simple payback. Switch it to Texas or Ohio and watch the power line and tariffs change.
Services & pricing (all prices CAD)
| Service | | Price | | Who it's for |
| Site Screening Report | | $950 one-time, one site | | Miners or developers who just need numbers for one site. PDF within 5 business days. Credited against a licence bought within 60 days. |
| Standard licence | | $4,000 / domain / yr | | Advisors & brokers: 3 lease-model configs, your brand name and colour |
| Pro licence | | $10,000 / domain / yr | | Consultants: all 7 configs, CSV export, full white-label, lead capture |
| Enterprise | | from $25,000 / yr | | Developers & EPC firms: your own cost basis, attribution removed, up to 3 domains |
| Infrastructure consulting | | Quoted | | Power, cooling, utility rate structures and interconnection timelines for small mining and AI/HPC sites (technical scope only) |
Embedding is one div + one script tag. It renders in a Shadow DOM so it won't touch your site's CSS, and data updates reach every embed automatically. There's no auto-renewal on licences.

Affiliate program (commission only)If you know people who build or finance data centers, you can refer them and earn a flat commission per confirmed sale, paid by PayPal in CAD 30 days after the sale clears:
- $1,000 per Enterprise licence
- $200 per Pro licence
- $100 per Standard licence
- $50 per Site Screening Report
To be upfront: it's commission only. No salary, no per-lead fee, no guarantees. You never take payment yourself; we quote, invoice and issue every licence directly.

Honest limits- These are planning-grade estimates from published 2026 benchmarks and indicative utility data, not engineering quotes or financial advice. Always confirm rates and queues with the utility.
- This thread is about the software and services only. Nothing here is a token sale or an investment offer.
Feedback is genuinely welcome, especially from people who've built or converted sites. If a state's numbers look off to you, post them here and we'll check the data.
