If they don't give a months notice, keep their security deposit. I agree. If they don't give 30 days notice, you can keep their various deposits and put a negative tick on their rental history.

Wow, interesting to hear someone on the other end of this. I am quite used to landlords breaching the lease or the General Code, and not giving a shit about it. Anyway, sorry to hear it.

As poster above said, speak to bank. don't go on forum... unless you got bodies you can ask for help heh. But yeah the bank can give you a short grace period from paying mortgage if you have not screwed them over in the past.
If it is all to much then sell.. Is your property worth more now than when you bought it ?
I bought an apartmen a few years back, it is great owning properly but on occasion paying the mortgage is not always smooth sailing. It is mainly just when I need to pay for sudden car repairs or something else major that gets in the way. But in general its great, plus my property has gone up considerably in the last few years.

Woah, didn't you read about his initial problem? It's his tenants who don't like to pay the rent they owe him. How is he supposed to pay for his debts when he isn't payed for the work (renting a place) he's doing?

Speak with your bank if you are having trouble paying your mortgage, sometimes they will negotiate a short term plan with reduced payments until you get back on your feet. They don't want you to default on your loan either, so hopefully you can work something out.
They honestly dont give a fuck. When you sign a home loan you are agreeing to their terms of rates w. expired date promised to pay etc. And you saying yes like any loan. Yes, you can modify the loan but most are denied.

If they don't give a months notice, keep their security deposit. Most leases have what needs to happen when the tenant decided to move out.most leases say that notice is required but if the lease does not stipulate this then there is no reason for the tenant to do this.

You need to formally give them a 3 day pay or quit. In the meantime, list your place for rent again. Let potential tenants know approximately when you think your place will become available. How much did you collect for a deposit.

Yes, you can modify the loan but most are denied. Yes I agree that a home loan is a contract with fixed tems and conditions. But it costs the bank money if soneone defaults so it is usually in their interest to give the mortgagee some leverage if they have short term money problems. I have a friend who was in this situation and the bank agreed to a short term payment plan. Not all banks will be as compassionate, but if you have no other options it is worth a try. If you have equity, the loan servicer is not likely to modify. I have been in real estate finance for probably about 12 years.

if yes, there's no reason to listen to them, you're the boss they will exploit your kindness if they find out they can
however, if your prices are high then it's likely that they actually will go and move to another building..

You may want to look into a property management company to handle all this for you. They take a small cut of the rents, but in return, they will handle rent collection, evictions, finding new tenants, etc...
