The coommunity and the hype meter of the project itself, because that will be represent about the demand and interest to participate in the ico. You should remember about the fact that many icos already done  better return to the investors.

2. Good marketing

I strongly agree with this! Aside from those three, I think that a very achievable roadmap is also a factor to consider. There are ICOs with good marketing strategies but when you look at their roadmap, it seems very far from reality. Another thing is that the developer should not just be active but also to be trustworthy. Look at the achievements of the developers in their own field.

They must be real what I mean they should give a real project that will support a lifetime with what they are doing. Transparency and interest for long term goals, investors nowadays are wise. If they can see that the project has plans of making a long term plan and you are applying it showing some progress with those plans, they'll support you. But if you just really want to collect fund and capital, they'll also ride with your project for money making only.

Lots of things can contribute to the success of an ICO;
- Team behind the project and their concept.
- Marketing strategy they will have.
- Community manager, bounty and social media manager they will hire
