I have a game room with 12 pcs I run Mining on for BTC or LTC,
I have space for more systems and video cards since the asic does not seem to producing what they promised from what i have seen so far.

I would like to get 12 more systems ready for mining or the asic systems if and when they ever get done.
offer 55% 45% split,

you get 55% of the btc generated and we keep 45% for operating costs,  since this is a retail location 900 sq ft,
We pay rent power internet/ cooling  and man power to keep them running,

What is most common wa to do it is butterfly labs now have stock of units or they still order now wait 3-6 months?

I won't go for BFL now. I would at least wait until they are shipping large amounts.

The ones that you can trust and is actually shipping is ASICMiner and Avalon.
