清华大学国家金融研究院副院长朱宁谈及房地产时表示:房地产一定是区域性市场,分化会越来越明显。我在清华有一个博士生做了特别有意思的研究,一线城市的房价很高,如果算泡沫程度的话,三四线城市的房地产的泡沫程度是远远高于一二线城市的,但现在没有办法,一二线有限购,三四线没有限购。我提醒大家关注,房地产是一个资产,如果是一个资产的话,任何的资产最确定的一点是价格一定会波动,不是只涨不跌一定是有涨有跌只是周期非常长的资产。
