No offence or anything, just trying to understand, but why is the price so high?
I understand zillow appraised it to similar what you're asking, but what makes it worth so much?
It seems to be in middle of nowhere

You are more than welcome to swing by if you are in the area. I am in no way offended. As a homesteader I do a lot of business from my homesite. We have a lot of foot traffic from the greater St. Louis area as well as Illinois and southern Missouri. To date, all of our clients have looked at our property and stated that it looks like their dream property. We are minutes from the major interstate 44 (the historic route 66). We are neighbored by several state parks and again only minutes from the town of Sullivan, which is growing quickly. I am happy to entertain any offer that you may have in mind. No need to worry about offending us, we are open-minded and content to have a low-stress conversation about any offers.
