Too many of my friends are like "I paid $400K for my house and I dont want to take a loss by selling less than $400K" even though similar houses in their area are selling for $350K or less. Sure you can list a house like this and many realtors will be happy to list it, but it wont sell.

People wont overpay unless there is low supply and even then if there was less supply, nobody will overpay by $50K when they can get the same house accross the street for less. If its not selling then you need to reduce the price.

Did you try finding a real estate agent already that would help you sell your house? I'm not that knowledgeable when it comes to real estate particularly buying and selling houses but having an agent might help you as well. I believe one reason why your house isn't sold yet is the location. No one wants to live on the location your house is. Try different ways to sell your house. I mean there are many ways if you will just make an online research. As for me, buying Bitcoin right now is a good thing, but do you think that things will go your way as soon as you bought Bitcoin? Don't you need that house anymore? What if things didn't go your way? Do you have a Plan B? I know you're desperate because you think that in 2025, we will enter the bull run like many are expecting, but what if... just what if it didn't happen?

I hope the house is upto standard, in safe location and close to the town or in the town, there is no way you will have a well maintain house and in good condition without buyer, probably the asking price is high. So try and consider the price again if it's worth it, if people are really living around there then there must be someone interested in that house. Sure everyone has their own decisions about investment and no matter the opinion you give to them they will still do what is in their mind. But since he said he has another house I see nothing bad in selling the one he sees as a liability in form of asset, had it been the house is productive by renting it out it would have been better so if he decides to sell it to buy valuable asset like Bitcoin is not bad but let it be that he has a long term targets.
