However, do you have an assurance with step you are trying to make? I don't know the next move of Bitcoin neither do you but we all optimistic about it but what if the we never bull run next year and you sold your house to buy Bitcoin, you will be stock with Bitcoin investment with unrealized profit and your house might be worth something later. All I'm saying is perhaps you should reconsider your capital for buying Bitcoin, look for other alternatives and leave the house as one of your asset.
Yes, I am really sure about my step. I just compared between them in the past. When I calculated it, investing to bitcoin is more profitable than investing in a house, I don't know it on another country, but on Indonesia, house price movements is not better than bitcoin, therefore I am very confident to switch investment. Also, My location house is not very strategic in the town. even if it is sold and all in that money to bitcoin, maybe I can think to buy a new house with the strategic location. Of course after bitcoin bullrun, and sure if it happen I will buy a new house which better than my old house.

As we know, The year 2025 is getting closer, Bitcoin bullish has also shown signs of that, but Until today I don't have much capital to buy bitcoin to prepare bullrun on the next year. I have a desire to sell my another house and want to change my investment into bitcoin or any cryptocurrency, but the problem is My house has not been sold until now, I have tried to market it on social media like facebook market and olx where I have to spend about $10 each month to sell it to the flatform, but still didnt sold it yet.

My house located on Indonesia, If I calculate with bitcoin, I put low price about 0.2 BTC, the yard size is 108 square meter, and house size is 36 square meter. quite cheap for that size but still didn't sold yet. So, I write here, Are you are here have strategy how to sell it fast?, I'm almost desperate, I will even lower it to 0.18 if it doesn't sell yet.

Sincerely I do respects everyone's decisions in term of investment but what I don't interfering is to provide solution for someone to entirely sell of their properties for investment. Since most times when the investment goes the other way wrong they wouldn't have me as talking means where I was a cause of someone selling their properties to go investment to something that would sink their investment so easily. But that notwithstanding to say your house in a bad location that is why there is no buyer and no is even thinking of buy or interested of buy your house.

Sure everyone has their own decisions about investment and no matter the opinion you give to them they will still do what is in their mind. But since he said he has another house I see nothing bad in selling the one he sees as a liability in form of asset, had it been the house is productive by renting it out it would have been better so if he decides to sell it to buy valuable asset like Bitcoin is not bad but let it be that he has a long term targets. Except he want to sell the house to buy other cryptocurrency that's where I will not support.
       I was also thinking what could be the problem why he couldn't sell the house even after reducing the price, maybe the house might be in an underdeveloped area or in a bad location because he only mentioned Indonesia but was not specific about the exact location of the house.
I thought as much, because he didn't even post pictures from of the house and also he didn't mention the specific area where the house is situated maybe people from Indonesia would likely have interest to buy the house from him. However, I was suggesting that he can likely make same topic in their local board since the subject matter is periodically situated at indonesia. People from that region would find it interested to have buy the house, and again if there were any means to buy bitcoin then I think now is the right time to start the whole process before bitcoin start it bull run fully by next year comes 2025 which many people has projected that bitcoin gonna hit the unimaginable.

Yes, I am really sure about my step. I just compared between them in the past. When I calculated it, investing to bitcoin is more profitable than investing in a house, I don't know it on another country, but on Indonesia, house price movements is not better than bitcoin, therefore I am very confident to switch investment. Also, My location house is not very strategic in the town. even if it is sold and all in that money to bitcoin, maybe I can think to buy a new house with the strategic location. Of course after bitcoin bullrun, and sure if it happen I will buy a new house which better than my old house.
Is your house not rented? if you have already analyzed it and you think that it's better to put that money from that house into bitcoin, you know better about yourself and location.

I think that one factor is Indonesia is composed of too many islands and that's probably why. And upon doing it, you made me remember about Didi who has sold his family's house and live all along with that bitcoin money from successfully selling it.

You can flip it for Bitcoin if that's the best idea that you have realized. But just as said, list it on real estate listings that can help you sell it but they'll put an amount on top of your selling price for their commission.

In my country, if you don't see a buyer for the house, you can take a loan from the bank and then use the house as a collateral but I believe the loan amount you get is just an equivalent of what you house is worth. So, if you can't find buyer, just lease it out for a maximum number of years, then use the money to invest into Bitcoin or you can use it as a collateral to get a loan.

Since it not just the only house you have, you can lease it out for 5 years or more.

First of all, if you want to market your house on Bitcointalk.org maybe you should try and visit the service board, there might be an interested buyer there.
However, I don't think selling a landed property to invest in Bitcoin is a good idea. Why because with time the value of the landed property will increase to a higher amount.

Exactly mate, taking a loan with a house collateral is easy, mostly if the property is in a well developed area.

Regarding the strategy on how to sell a house quickly, you can do light renovations to make the house look cleaner and more attractive, besides that you can also use a property agent, they can help sell the house at the desired price.
I think no it isn't that risky because he said this was only his other house, which means he still have another. We are also talking about BTC here and this is not a scam investment, so even if the plan didn't go well as expected, he will still have something and then if he didn't liquidate his BTC, there is still a chance for recovery. I think he didn't say that he will buy another house but he said that he will switch his investment here. So even if he end up profiting, he might still stick here. That is still a good decision though. He didn't doubt BTC but he have a full optimism about it. BTC is not new and there are lots of testimonies and evidences about it already that it was legit and profitable for those who didn't believe it up until now.

I don't think it's a good idea to sell your house fast cause you want to buy Bitcoin and accumulate for bull run, it's possibly not advisable to do such at the detriment of something you ain't sure of right now cause you know how possibly the market is right now and BTC could increase or not but it's not a necessity that you should sell your house at this moment.And what I really think should be of help right now is leasing the house and then you can get some amount that you can use in purchase of Bitcoin but if you end up selling it now your left with nothing if it's the only asset you have and if Bitcoin bullish season comes and you don't get profits as well it's a total loss, so in such situations it's to think twice so you don't make a lifetime mistakes and regrets. And if the house it's the only thing you have now to generate money for that you shouldn't try that but if it isn't you should sell and get the capital you need for the purchase of Bitcoin.

Follow whatever your mind tells you to do seeing everyone have their different investment plan and it turns out yours is different from mine, there’s no point giving advice if op should sell or not because he knows better. Like I mentioned earlier people observe the location first before buying a house why? Seeing how people home get destroy due to flood, Water damage etc, secondly the environment and design also depends. If op tried different online market platform why not try to see a realtor in your locality, they’re always good when it comes to handling such issue but people get attracted by beauty before going for anything.

I don't rented it yet, because my house is still didn't renovation it yet, still original from the developer, there is no kitchen yet and there has been no improvement at all since i bought it. Maybe because of that condition I have difficult to sell it fast and another economic condition of my country.

My house location is not far away from the main road. It takes only 5 minutes to walk to the busway station. but maybe because my house positioned on the lowlands, so that situation the buyer think get floods when heavy rain.

Yes, I did, I've already loan it for 10 years before halving 2020, I take the profit on 2021 and redeem my house. The problem is I only get a few money when loan it. The profit is not maximal than I sold it.

If you have enough money in bitcoin to put a down payment on your house, you might want to seriously consider selling whatever amount that is that’s needed. Of course that if the plan is to use btc only for the purchase. Tomorrow is never promised, btc could fall to I dunno 40k in a short period of time. I would not take the risk personally

The house does not have to be located in a developed area, as long as it is not located in a nearly uninhabited area or an area that has never been exploited, he can use it as collateral for a loan at any time. But its value will be much lower than if it were located in a prime location in a developed area.

The mortgage idea isn't a bad idea but it means he has to pay interest every month to the bank and I don't think OP likes that so he wants to sell it.


But I find it strange: why would selling a house be as difficult as OP describes unless the house is in a bad location or he's asking too high a price that most people would refuse?

My house located on Indonesia, If I calculate with bitcoin, I put low price about 0.2 BTC, the yard size is 108 square meter, and house size is 36 square meter. quite cheap for that size but still didn't sold yet. So, I write here, Are you are here have strategy how to sell it fast?, I'm almost desperate, I will even lower it to 0.18 if it doesn't sell yet.

There is a three method I know that possibly might work for you so try this.

!. You can use facebook ads and possibly reach your target clients that might interested to buy your house.

2. Seek for freelance agents which able to do the job for you. Just negotiate with them their possible commission and if they like what you give then for sure that they will do the job until your house will be sold.

3. You can find real estate broker and ask if you could able to list your house unto their site so possibly a lot of their clients would able to see that your house is available, maybe with this you can successfully sell your house to other people.

So far this is working strategy I know and try to use this method then see if you can sell your house more faster.

Yes, it is logical, using a bank or a large private capital in total or partially, can be a good option for the homeowners who have a problem with sales. This way they can source the requisite money without being forced to sell the house at a loss. It also gives one great financial maneuverability, more so during a fluctuating market price in the pear.

Another efficient solution to this is renting out the house for several years because the owner will not incur the loss incurred when selling the house besides, he makes rental incomes that he can as use to pay the loan. Whether it is cheap or not will depend on the city where your house is, because each city in Indonesia has a fairly different market price for houses, and if your house is located in a fairly busy place I agree it is quite cheap

Why not offer it individually to relatives who you know have the ability to buy it, I think this is the fastest step, or if it still doesn't sell, you can use another strategy by using the house certificate as collateral to borrow money from someone you trust or from a bank with a short term, if you are sure that Bitcoin bullish later and will provide big profits, then according to my estimate you will still get a profit even though it has to be reduced by bank interest.

Yes, I did, I've already loan it for 10 years before halving 2020, I take the profit on 2021 and redeem my house. The problem is I only get a few money when loan it. The profit is not maximal than I sold it.

With the high inflation rate, I believe that you will not lease the house at the same price it was the last time you leased it. If you actually leased it for 10 years before 2020 halving, that means that you must have leased it out since 2010 and you can not compare the profit it will give you as of then to now. It was just a suggestion I made, if you can not find urgent buyers, then you can see who would afford to lease it.

Hope you know there are villages, town and city in Indonesia? if I may ask you, the house is it located in the village? because if the house is located in the village, it will be difficult for you to get a good buyer that will give the exactly the amount you want to sell the house, I will advise you to sell the house with that amount of the house is located in the village and wait for the price of BTC to dump little before you can buy and hodl.

Yes, I am really sure about my step. I just compared between them in the past. When I calculated it, investing to bitcoin is more profitable than investing in a house, I don't know it on another country, but on Indonesia, house price movements is not better than bitcoin, therefore I am very confident to switch investment. Also, My location house is not very strategic in the town. even if it is sold and all in that money to bitcoin, maybe I can think to buy a new house with the strategic location. Of course after bitcoin bullrun, and sure if it happen I will buy a new house which better than my old house.
Is your house not rented? if you have already analyzed it and you think that it's better to put that money from that house into bitcoin, you know better about yourself and location.

I think that one factor is Indonesia is composed of too many islands and that's probably why. And upon doing it, you made me remember about Didi who has sold his family's house and live all along with that bitcoin money from successfully selling it.

You can flip it for Bitcoin if that's the best idea that you have realized. But just as said, list it on real estate listings that can help you sell it but they'll put an amount on top of your selling price for their commission.
Even OP described few things about his situation and selling of house but still I strongly believe selling house in currently situation is not wise decision because currently market is not stable and things can go against his analysis which are surely not good deal for him and family.
