This is a very interesting idea.

What countries will you be providing capital for real estate loans in?

If an account is past due what will your collection policies be?

If an account goes into default, who will be filing the paperwork to foreclose on the real estate and how will the proceeds be paid back to the coin holders?

HOW TO APPLY?

1. In the mobile application HOME LOANS, the borrower leaves an application for a loan ( the type of loan, the required amount, as well as the property for which the loan is taken, country, city).

2. The scoring program checks the borrower and the employees of HOME LOANS (in franchisee countries) object real estate on the legal purity. In countries where the registering authority on the block chain is a distributed register.

3. This information is exposed in an open form to the platform for investors and in particular the type of loan, amount, collection period, real estate object (after verification), the scoring result of the borrower (without borrower's personal data).

4. Collection of HLCoin in temporary storage (from 1 to 3 days). In fact, HOME LOANS buys from investors HLCoin at the exchange rate for the loan.

REGISTRATION PROCESS

After collecting the required amount of HLCoin (at the exchange rate, in case of volatility or shortage of tokens - compensation and difference by a smart contract is taken from the Guarantee Fund):

For the states where the crypto currency is legalized

1. As part of the blockchain registration of the encumbrance of real estate occurs in distributed registries. The technology of blockchain will simplify labor-intensive checks of public records for the confirmation of legal documents in real estate transactions.

2. HLCoin transferred to the Ethereum’s account which is provided by the seller of real estate at the exchange rate on the day of transfer of ownership.


For the states where the crypto currency is not legalized

1. In the legal field where the crypto-currency is not legalized, the registration of rights and encumbrances will take place within the laws provided by the state in which the transaction takes place. A representative of the platform (an organization working on franchising with a license for microfinance activities) prepares the legal documents for registration of a transaction and encumbrances on real estate. In case when borrower has a digital signature, the document flow occurs digitally. Encumbrances are imposed in favor of the legal entity. (With regard to volatility, if at the time of the transaction the price of HLCoin has risen or fallen, on the day of the transaction the required amount is automatically regulated from the Guarantee Fund (20% in HLCoin of the total number of HLCoin issued, which constitutes 30,000,000 HLCoin) or in favor of the borrower or the benefit of investors.

2. Insurance of rank, real estate and borrower.

3. Money on the day of the transaction is transferred to the seller's settlement account (a closed account that is unlocked after state registration of rights to real estate or with the help of a banking cell). Depends on the country and laws on registration of rights to real estate.


ENCUMBRANCE AND DEPOSIT.

Encumbrance means the restriction of the use, possession, and disposal of property. However, not every restriction can be applied to it. The main feature is that it is imposed in accordance with the law. There are two forms:

- At the will of the owner, voluntary;

- In addition to the will of the owner, compulsory.

Only the VOLUNTARY encumbrance is used on the HOME LOANS platform.

An example of voluntary encumbrance is a deposit. The owner deposits what he owns or acquires into property thereby burdening it.

DEPOSIT

The main point is that the property specified in the contract is a guarantee of repayment. If the debt is not repaid in full and on time then property deposit as security collapses against it. THE RESOLUTION OF NON-PAYMENT LOAN DISPUTES

For the states where the crypto currency is legalized

1. If there is a shortage of HLCoin crypto currency to debit the customer's wallet from a mobile application HOME LOANS for a monthly payment, the system will notify the borrower about it.

2. If the borrower has an insurance event then decision of the matter automatically occurs as a smart contract with the insured company entered into the system and in which the life of the borrower was insured.

3. If the borrower understands that he cannot pay a mortgage or asks to reduce the amount of payment in HLCoin for a certain period (restructuring) then he fills the application in the mobile application for restructuring. The scoring program calculates the number of HLCoin earned by the borrower per month and makes conclusions about the creditworthiness and the new loan term.

4. If the borrower stops using the smartphone and visits partners then a representative of HOME LOANS (franchisee) is contacted with him to settle the matter.

Causes: temporary incapacity which results in the inability to earn HLCoin from everyday life, and other reasons that led to the inability to pay the loan.


For the states where the crypto currency is not legalized

1. If there is a shortage of HLCoin crypto currency to debit the customer's wallet from the mobile application HOME LOANS for a monthly payment, the system will notify the borrower about it. If the borrower has an insurance event then the borrower must immediately send a notice to his insurance company.

2. The fact of occurrence of the insured event must be confirmed by the insurance company for which it conducts its own verification. When the insurance company pays insurance in favor of the organization representing the interests of the HOME LOANS platform the money is transferred to HLCoin and goes back to the Guarantee Fund.

3. If the borrower understands that he cannot pay a mortgage or asks to reduce the amount of payment in HLCoin for a certain period (restructuring), he fills the application in the mobile application for restructuring. The scoring program calculates the amount of HLCoin earned by the borrower per month and makes a conclusion about the creditworthiness and the new loan term.

4. If the borrower does not receive payments and the borrower does not go to a dialogue to resolve the issue of debt repayment then these disputes are resolved in accordance with the procedure established by law on these issues in the country where the property is located.


Consequences of non-payment of a loan:

- A decrease in the borrower's rating, which entails a refusal to re-apply (depending on the reason);

- Confiscation of real estate.

Reimbursement of losses to investors:

The Guarantee Fund reimburses the residual amount of HLCoin to investors issued to the borrower (the property remains on the balance of HOME LOANS) in the event of a situation with the non-repayment of the loan or the occurrence of insured events.

Investors or owners of HLCoin have the right to redeem real estate, which is on the balance of HOME LOANS by means of auctions.

HOW MONEY TRANSFERS TO SELLERS OF REAL ESTATE IN COUNTRIES WHERE THE CRYPTUALS ARE OUTSIDE THE LAW

HOME LOANS will be registered in Estonia and for the realization of activity on exchange cryptocurrency for the legal person will receive the license which is called "tegevusluba alternatiivsete maksevahendite teen use osutamiseks".

Estonia is one of the foremost countries of technological innovation of crypto-currency in which the state government is friendly to introduce crypto-currency technologies into everyday life, healthcare, banking services and even e-Residents.
