Second the project and the concept should be real and genuine and the coin must solve the problems for that purposes it will created.Third one is the marketing team. In my view, the altcoin value is mostly dependent on how well it is fitted to satisfy different kind of money properties (the medium of exchange, store of value, a unit of account) plus newly created properties, the most important one now is the role of smart contract. Thus the better some altcoin embraces these properties, the wider audience is ready to use it and the higher price of this coin eventually becomes.

Yes, the use case is pretty relavent for the long term because hype alone won't drag the project to that level. Hype is required only for initial price pump and dump. When the people who are really interested in the project buys it'll moon again despite of Initial pump.

Coins without innovations, without large user community do not make much sense.

I  agree this are what you need to look at if you are going to invest specially in ICO.

If the team members are well known they could already have a following which will make the coin stay.

Also they should have a great marketing team. No matter how good your concept and how great team behind the project. If no one knows your coin then no one will buy it.

1. The product - What is the concept? It is useful or not?
2. The team - Are they experienced and well know?
3. The popularity - How popular is going to be?

Your 2nd point is a little doubtful. Of course it is ideal variant when team is both experienced and well-known. But there are some prospect projects with talanted team members but they are not yet well-known. On the contrary, there can be well-known member so-called "media person" but not at all experienced in the field of his project.
